Mortgage on the home is not with United Wholesale Mortgage.

I have informed delivery with the USPS. I received a picture of the letter I was about to receive. It showed the lender was Fannie Mae Mortgage but coming from Home Warranty Division and 2025 Final Notice visible. It was addressed to my address with someone else's name as the resident. Beatrice Flores, who I have never heard of. I have been living in my paid for in full home for over 35 years. There has never been a mortgage of any kind on my home. And better not be one now. The letter instructs the reader to call immediately to keep their home warranty in force as it is about to be cancelled. It refers to a Customer ID: HWX6295571 with an Expiration date of 05/01/2025. It appears to be a legit letter from a Fannie Mae subsidiary. The letter gives you the hard sell that you had a mortgage thru Fannie Mae and with it you were paying for a Home Warranty some how. I am sure it is designed to scare the real homeowner into calling to inform them that there is no Beatrice Flores living at that address and never has been. I got on the Fannie Mae website and messaged them thru their system. Their lookup tool allows anyone to do this. To claim they are the home owner. The letter is signed by Evelyn Landry Program Director with the 1-800-631-2357 number following. The letter stresses the need for a warranty to cover home repair costs. I am much more concerned that someone is trying to set a precedent that they are a resident who has just purchased my home. Stealing my identity in effect.

A mailing addressed to my mother (deceased five years ago) purporting to offer insurance coverage for her home and appliances arrived in the past week. No company name was given on the notice but it is a letter on a pink sheet of paper that says "Home Warranty Division" in the upper left hand corner. The letter claims to be from a "VM," a "Program Director," and the phone number 888-404-4504 was provided, with instructions to call immediately. I called the number and requested that my mother's name and address be removed from this company's mailing list. Instead, the phone rep began to try to sell me insurance coverage. I asked for the name of the company and the rep refused to provide that to me, threatening me with the terrible things that would happen if I didn't purchase coverage. I noted that his company's letter attempted to make my mother believe that she did not have insurance coverage and was deceptive. I asked repeatedly for her name and mailing list to be removed from their list. The rep refused to do this and began to be abusive. He monologued to me until I hung up on him.

Letter sent to specific person with full address. Informing them that the property's warranty will expire (in 5 days) unless they are contacted at 800-705-9301. There is absolutely nothing on the letter identifying the company or any other contact information. Total scam.

A double-sided postcard was in our mailbox addressed to my wife. There is a printed post mark in upper right corner that states: “First-Class Mail Presorted U.S. Postage Paid Dallas, TX Permit No. 2650” There were numbers under that postage mark stating: “147797-T715”.

The side with the address has a title of “Home Warranty Division” at the top, and describes a warranty renewal is needed for: “Dwelling / Mechanical Systems / Inside and Outside / Home Inspection Waived / usage limit is Continual”.

There is a registration number and PIN number listed as well as a phone number of 1-888-413-5452 to call and hours of operation M-F and Sat. The reverse side has a title of “County Deed Records” with repeated information from the front side of the card.

This postcard was sent to my home address. At first I felt urgency to call the number on the postcard because it had an "Expiration date" for two weeks after I received the postcard... but then looked closer. What was it all about? What is a "Home Warranty Division"??!! What is the Component Element Carrier "Mechanical Systems" all about?? I have never received a scam postcard before... but have lived in this house for many years and NEVER heard of anything like this. So I decided to search it out on the internet. Yep, brought me to the Better Business Bureau. SCAM alert. Seems they've tried this with other names and States. Shame on them.

This group of fraudsters are using your mortgage company’s name to sound legitimate, but BEWARE because they are only trying to SCAM money!

Received a letter in the mail saying I needed to urgently contact for my home warranty and get it up to date. They referenced outdated bank/mortgage lender info as well as my address. I didn’t contact as I know it is a scam. There is no address for the company, just Home Warranty Division Private & Confidential. It is made to look very official with a customer ID and expiration date. They threaten to revoke eligibility for service after the expiration date.

I called the number on the card to obtain more information as I knew this was a scam. I received the reps name as Thomas. He refused to provide his company name and continued to ask my name and information from the card. I advised that since he could not provide me with further information or answer my questions I couldn't answer his questions. He said that it was important since my Home Warranty will expire. I had to laugh and ended call after he became rude that I would not provide information.

Hours of Operation listed but no address, state, email or website. Expiration date and Notice date makes one feel urgent.

No name of business - One side of postcard says "County Deed Records" other side says "Home Warranty Division". No address, no email and no website on this card. First class is from Dallas TX
