Letter (“Final Notice”) saying my home warranty was going to expire in just a few days and I needed to call Vicky Mercer to “activate” my warranty — or else I would be liable for “all costs associated with home repairs,” which is what it means to own a home.

- Parlin, NJ, USA

They have repeatedly sent threatening mail over the last year about my home warranty expiring and that I need to contact them immediately.

- Maywood, NJ, USA

A very official-looking letter was sent through postal mail, indicating that my home warranty had expired or was about to expire, and that their records indicated I had not yet contacted them to get my home warranty up to date. It was followed by a statement indicating that this would be their final attempt to notify me about the home warranty. They said failure to call would "prevent a potential lapse in coverage." The letter is carefully worded to make you believe you have an existing warranty while avoiding any distinct claims that you have anything you don't ( a pre-existing warranty). It is very deceptive. When you call the number 1-888-928-1981, they will claim that you HAD a warranty when you initially purchased the home, but were probably never told about it. They will also tell you that it is a common occurrence and that you should essentially reinstate that warranty, which they, of course, are happy to do for you.

- Northwood, OH, USA

Postcard said we were in danger of losing our home warranty and to contact them immediately so we wouldn't have a lapse in coverage. Problem is we owned the house for 20+ years and never had a home warranty.

- Perry, FL, USA

A postcard from the Home Warranty Division claimed to be a Warranty Replacement notice, advising us to contract their offices so that we would not have a lapse in coverage for all available covered components.

- Princeton, NJ, USA

It was a threatening letter by mail that don’t respond. I’ll lose some kind of uncle home warranty!

I didn’t call the number you posted, suspecting it was a scam and I confirmed that by searching the phone number on BBB.

They are a waste of time

I received a notice in the mail from Private Lender in the form of what looks like a check in the amount of $199.00-Allocated Waiver. “This is not a Check” is written on the bottom. Toll-Free: 1-888-751-7775. The letter informs me an important matter regarding my principal residence. Also stating my current lender “Private Lender” has the right to revoke allocated waiver after 7 days of notice. They want me to call immediately saying it’s my final notice 1-888-751-7775.

Advising us that our property's home warranty (giving my home address and the name of the actual loan company we use) may be expiring or may have expired. Letter refers to Customer ID HMS6863681. Failure to call and prevent a potential lapse of coverage could result in you being liable for all costs associated with ant home repairs. No inspection will be required and final acceptance is subject to your ability to meet eligibility requirements. Letter signed by Andrew Thompson Program Director.

- Rathdrum, ID, USA

Just received this official looking piece of mail, looking like it was from my home lender. No address given only a phone number.

- Saint Clair Shores, MI, USA

The letter, dated 2025 (no month or year, and no business address) attempts to scare me into calling a phone number, 888-404-4504, to renew a home warranty it claims that I have. The letter is signed by Vicky Mercer, Program Director, Home Warranty Division. The letter is headed "Final Notice." It states that "This notice is to inform you that the property's warranty at [my actual home address] may be expiring or has already expired. Our records indicate that you have not contacted us yet to get your Home Warranty up to date." It further states that "We reserve the right to revoke your eligibility for service coverage after the Expiration date of 5/9/2025." The instructions are to call the telephone number during stated hours, Central Standard Time. That's a clue as to the supposed Vicky Mercer's location.

Received letter in the mail stating that a response was need for home warranty with United Wholesale Mortgage. Labeled as final notice and instructed to call “Andrew Thompson, program director”

Mortgage on the home is not with United Wholesale Mortgage.

- Macon, GA, USA

I was contacted by a letter sent through the mail stating my warranty is about to expire. They even had the name of my mortgage company. I never had a warranty with anyone.

- Toledo, OH, USA

They tried to tell me that have been covered by them for quite some time and that it had just lapsed in that I was calling and the grace. But 195 dollars needed to be paid immediately

- Orofino, ID, USA

I have informed delivery with the USPS. I received a picture of the letter I was about to receive. It showed the lender was Fannie Mae Mortgage but coming from Home Warranty Division and 2025 Final Notice visible. It was addressed to my address with someone else's name as the resident. Beatrice Flores, who I have never heard of. I have been living in my paid for in full home for over 35 years. There has never been a mortgage of any kind on my home. And better not be one now. The letter instructs the reader to call immediately to keep their home warranty in force as it is about to be cancelled. It refers to a Customer ID: HWX6295571 with an Expiration date of 05/01/2025. It appears to be a legit letter from a Fannie Mae subsidiary. The letter gives you the hard sell that you had a mortgage thru Fannie Mae and with it you were paying for a Home Warranty some how. I am sure it is designed to scare the real homeowner into calling to inform them that there is no Beatrice Flores living at that address and never has been. I got on the Fannie Mae website and messaged them thru their system. Their lookup tool allows anyone to do this. To claim they are the home owner. The letter is signed by Evelyn Landry Program Director with the 1-800-631-2357 number following. The letter stresses the need for a warranty to cover home repair costs. I am much more concerned that someone is trying to set a precedent that they are a resident who has just purchased my home. Stealing my identity in effect.
