Postcard has in large bold letters “County Deed Records” causing my elderly mother to think it was official county correspondence. Halfway down in all capitals “REGISTRATION REQUIRED FOR CONTINUED PROTECTION “. Again, misleading her into thinking she had to do something to protect her home. Used phrases like “before it’s too late” “leaving your home T risk” “expensive repairs”

This is the 2nd letter my parents received. The letter advised that the house mortgage secured by Suntrust Bank, home warranty has already expired. Suntrust merged with BBT in 2019 and now called Truist. The letter scared my 88 y/o father. My 85 y/o mother is in hospice and sent her. I call twice and asked questions. The second phone call I ask for Wade Grant. The gentleman on the phone acted surprised and offered to help.I asked for my parents named to be removed. I think the databases for Suntrust were sold or stolen. These people are the ones being targeted.

Recieved in postal mail a card that had in typed capital letters: County Deed Records on one side, & Home Warranty Division on other side. For coverage inside & outsude dwelling. Home inspection waived. Call a specific phone number for continued protection.

Received a postcard at my home address on 9/25/2025 with the heading “Home Warranty Division”.

No real company name listed. On the back of the postcard the heading is “County Deed Records” and a paragraph stating that this is “your” Warranty Replacement Notice” and verbiage about lapse in coverage, etc..

Both sides had generalized home warranty insurance information, expiration & renewal dates. There was not any specific info about my home, appliances or equipment to be covered.

Also listed were a:

- Registration ID: 053PZ07070

- Pin: 0423

- a phone number to call for uninterrupted service. 888-413-5452

- hours of operation

- “Registration is Required for Continued Protection”.

Received a final notice that says to the order of my name it is what they are calling an allocated waiver for $199. It certainly looks like a check but it is not when I called the one 800 number he said it’s for a warranty on my home. I do not have a warranty on my home because it is a custom built home that we built ourselves. I have no idea how he received my information to mail me this.

This company has sent over numerous letters claiming that I need to call to “reactivate” my home warranty. They try to look office by using caps in working and using your first and last name. They will also use your lender name on the letter. The amount of letters we have received is borderline harassment.

- Gloversville, NY, USA • Feb 10, 2025

I received a notice in the mail that my home warranty coverage had expired. In it was my mailing address (a PO Box), but nothing that showed my physical address. They had only a phone # as contact, with no physical location, so I looked them up to see that Wade Grant, the “Program Director” is most likely a scammer

- Altoona, PA, USA • Feb 06, 2025

I received a notice from Home Warranty Division dated January 30, 2025 that my home warranty was due to expired and was purchased initially purchased by my Mortgage Lender, Citizens Bank. Attached was a voucher in the amount of $225.00 that required my signature to redeem. The Record ID number is: 030LR11023. I promptly tore up the letter and destroyed it.

Wade Grant periodically sends mail notice in so far (pink or white letter color) requesting an urgent final attempt to activate a warranty from them. Warning future lapse in coverage. It has a customer ID #, Year, Date, bar code, showing Private & Confidential, residents address of the notice along with HIS phone# 1888-404-4504. At the bottom of the letter it explans home repairs: Air conditioner, refrigerator, hot water heater, furnance, appliances and others as the persons home age. I pray you catch whoever and wherever Wade Grant is.

My mother-in-law passed away in June 2024. I have received countless letters saying "final notice" for a home warranty. I have called repeatedly to have these notices stopped. The gentleman I spoke to today wanted the VISA number to update the account. He was unconcerned the person was deceased.

- Dresden, NY, USA • Jan 29, 2025

I received a letter in the mail that looks and reads very official stating that it is a final notice to respond to renew my Home Warranty. Among other things it says that "Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs.... " At the top it reads FINAL NOTICE in all-caps and bold and ask to respond immediately by calling 1-888-404-4504. It is signed by Wade Grant, Program Director. This letter has an urgency tone and would make anyone, especially elderly people, fear their home warranty has expired. It was addressed specifically to me and has my personal information which made it seem legitimate. It uses a customer ID number and has a bar code as if its a government document. I did not give them any money but please look into this to possibly save someone else the heartache.

Home warranty final notice expires 1/24/2024. I called their phone number unknown who I talked to he said they were under Wrighters for all home warranties. Their records show I have not contacted them to get my Home Warranty up to date. I was told I would not be able to get warranty from any other company. The name he gave me for his company Omega Home Care. He started to give me another mane then hung up.

Got a piece of mail with a number to call about my home warranty through Hamlin bank. Called to see what the issue was and they were very pushy to give credit card information so they would have “peace of mind” that the house and appliances are safe. Called the local Hamlin bank to confirm it was a scam

- South Bend, IN, USA • Jan 16, 2025

scammer or telemarkter keeps sending me notifications supposedly concerning a home warranty through my bank, which they named my bank. This has been going on for several years. I spoke with my bank and they confirmed it was a scammer / telemarketer.

They keep stating that my home warranty through the bank is expiring, and wants me to update the coverage and/or information. They list a customer ID and try to tell me that I have an account with them, to which I know that I do not. They use my actual bank and actual home address to try to scam me out of unknown amount of money. Their is no return address what so ever listed anywhere, it is not on any of my banks legal letterheads or documentation. They give me a phone number to call of 1-888-404-4504 and the name Wade Grant as the program director. I called to confront, and they are very slick, and kept saying that I had an account with them (I know I do NOT) They are adament about being a legitimate company, but they are not. I hung up on them, they called me back, and my phone listed them as a telemarketer. I told them to stop and desist or else face legal consequences, and hung up on them again

- Wichita, KS, USA • Jan 10, 2025

They sent a letter to my elderly grandmother and told her that her warranty expired and she needed to pay them $150 to get this fixed as soon as possible.

- Columbus, GA, USA • Jan 04, 2025

Home warranty scam about my home warranty with ******* Bank was expired and I needed to call and activate a new home warranty through them. Wade Grant is the Program Director and contact person on the letter I received in the mail. This isn’t the first letter I have received since I moved into my house in 2023 so I received others scams just like this since property information is so public and scammers can access my property information so easily.

My father has been deceased since 2018. Since 2018-2024, my mother has continued to receive letters almost weekly from One Reverse Mortgage LLC regarding her home warranty being expired. My parents have never used One Reverse Mortgage LLC. The telephone number on the document(s) is 1-888-760-1910. There is never a website and/or address ever on any of the letter(s), It is complete harassment and invasion of one's personal space. Is there no way to make this stop?
