Received letter via U.S. Mail indicating that my Home Warranty secured by my Home Mortgage Lender (correct name of lender was listed) has or was about to expire. Letter had no company name, but read Home Warranty Division with Program Director name listed as James Miller & contact number as 1-800-223-9171. It appears to be basically a phishing scam sales letter - misleading at best.

Received the letter saying I immediately needed to call and reactivate a home warranty i never had. Very little information provided from the business. Have received the same letter recurrently. Always says this is my last chance, but I always get another letter.

We recently refinanced our home and have been receiving mail saying "immediate response required" of which I ignored until I got one that said "final notice" so I called to inquire. This "notice" also has an "allocated waiver" in the amout of $199 attached to the bottom.

The gal that I spoke with went through the pricing options available and what is covered by the home warranty that they offer. She then asked if we are over the age of 50, we are, so we qualify for the "senior" discount. I've never been called a "senior" in my life, none the less I was then transferred to her "manager" that applied the "waiver" and discounted pricing.

What really set off red flags for me was how pushy the "manager" was when I told him that I wasn't going forward with any of this until I spoke with my husband. He wanted me to call my husband at work right then and right there and then told me that I would loose the "waiver" because it only applies for the first call. When he finally got it through his head that nothing was going to happen at that very moment the wind really left his sails, so to speak.

As soon as I hung up the phone I called my bank to see if they were aware of any such coverage, they weren't. It wasn't until this point that I realized that this letter has no company name on it, just my lender's name.

Long story short, from this point forward, any of these letters I recieve are going straight in the trash.

Received a letter in the mail about my home warranty expiring. Looked offical and alarming. Technically had my loan information wrong, it used the Credit union associated with the mortgage company.

I received a letter with 2024 Immediate Response Required but addressed to my deceased mother's name that she went by to my house using my original mortgage company used as "lien holder" and addressed stating personal and confidential FINAL NOTICE. Inside was a check for $299 with a property id and stating my mother needed to contact them in regards to a home warranty. My mother never lived at my house and I never had a home warranty so I know this is a scam but wanted to let you guys know to be on the lookout and warn others. My mother passed away in 2021

We received postal mail, a FINAL NOTICE, saying their records indicate our home warranty is not up to date. IMMEDIATE RESPONSE REQUESTED to this FINAL NOTICE. There was no business name listed other than HOME WARRANTY DIVISION in the area normally reserved for a return address. I called the listed phone number, 1-888-509-9320, 2:50p on 4/13/2024. (NOTE: when I tried to call back the automated message identified them as “Home Secure”).

I spoke with Brendon (sp?) who gave me warnings about the high costs of appliance and utilities repairs. He offered their highest available coverage that included all costs to all systems and appliances, less $75 deductible per claim. I asked about the cost and Brendon said it varies depending on labor costs which, in our area, he claimed to be $250/hr (we’ve never paid more than $120/hr for these services). The price he quoted for their coverage was $199 today plus $210.95 in 18 monthly installments, totaling $4698 according to his math, after I asked (my calculator came up with $3797.10 for installments plus the original $199 today).

I asked if things as small as a microwave or as large as our home HVAC system were included and Brendon said yes, up to $30,000. I asked if that was $30,000 per incident or the maximum total coverage. I had to repeat that question twice before he answered that it was a total. I also asked if he could send me all this in writing. Brendon said that was no problem and we had 30 days to change our mind. I asked again if he would send me the details in writing and he said he would… 30 days after they get our down payment (in other words, after we send $199 and are locked in, we can find out what we actually purchased). Brendon said they couldn’t afford the postage until we sent the down payment and we were past the “30 day waiting period”. I said I wasn’t comfortable sending anything without all promises in writing. Brandon said he could do that. Brendon asked if I could hold while he checked on a detail… and then the line went dead.

My 85 yr old father-in-law asked me to respond to a letter he received in the mail regarding a “Final Attempt” on renewing his home warranty. The first thing I noticed was that there was no contact information for this company such as address, email address or website. There was only a phone number listed throughout the letter; 1-888-404-4504.

The letter listed my father-in-law’s name, home address, the financing company for his home and four appliances.

The wording of the letter was an obvious attempt to frighten him to call them and renew which would have most likely ended up with him giving them his banking or credit card information.

My sister received a letter in the mail at her sister's address saying, "This letter is to inform you that the property's home warranty at........may be expiring or may have already expired. Our records indicate that you HAVE NOT CONTACTED US yet to get your Home Warranty up to date. Please call 1-800-2236 IMMEDIATELY as this will be our FINAL ATTEMPT TO NOTIFY YOU. Without a home warranty in place, you are at risk of being financially liable for any and all repairs. However, you still may have time left to activate a Warranty on your home before it's too late. No inspection will be required and final acceptance is subject to your ability to meet eligibility requirements.

My sister does not now live at that home, nor has she ever owned the home.

The scammer claimed my home warranty was about to expire, and noted the name of my bank to try to convince me that they were a legitimate company. Another way they tried to make it look real was to list the potential losses on various appliances if they broke down. It gave operating hours in a strange way: Monday - Friday 7am to 7pm Central Time, Saturday 10am to 4pm Central Time. They also thought they were being clever by listing a fictitious account number for me. Apparently, they got a mailing list from my bank. They've attempted this numerous times, and I have relayed the letters to my bank, but apparently, they can't stop it.

A 'final notice' was sent with Customer ID HWR5462954 for home warranty with a deadline 3/29/2024, addressed to my husband **************. Immediate response was required and it was the final notice. They tried to do the same thing last year. There is no address on this letter but this scammer knows our address. The only contact information was a phone number. When I called that number a male voice immediately picked up. As soon as I said who are you and why is this letter sent to us, he put the receiver down.

Keep receiving postal mail from “James Miller, Program Director of Home Warranty Division Ph: 800-223-9171” saying that our home warranty may be expiring. They know the name of the lender we used and claim to be in touch with them.

My fiancée received a “final notice” letter in the mail stating that his home warranty would expire in seven days if he didn’t call the number on the letter to renew his warranty. The letter claimed it was from the “home warranty division” of US Bank National Association. However, in small print at the bottom of the letter it stated “we are not affiliated with your current mortgage holder. Home warranty administered by A+ Rated Providers.” The letter was signed by “James Miller” program director.

The letter didn’t have an official US Bank letterhead or an address associated with the company, so that flagged it as suspicious to us

Letter uses predatory language to scare homeowners into buying a home warranty through their company such as, "This is to inform you that the property's home warranty, at [our address] secured by [mortgage company that originated our loan, but no longer services it], may be expiring or may have already expired [we never took out a home warranty]." And, "Without a home warranty in place, you are at risk of being financially liable for any and all repairs." I have no doubt this is targeting seniors. And I see numerous complaints about this company, and other like them. They skirt the law by using ambiguous language just shy of saying you WILL be at risk, or your home warranty HAS expired.

I received several letters regarding my home warranty, The letters stated the Home Warranty Division was reaching out to let me know that my warranty had expired or was in the process of expiring. The number on the letter was 1-888-307-2037. It had my original lenders name. When I called to inquired as to the reason the letter was sent to me, individual on the phone refused to except that I did not was any services through their company and stated that because I called the number it automatic meant I accepted the services offered. I explained that I would be contacting the Texas Attorney General's Office because I did not agree to anything from them and that I already had a home warranty company. This is truly a scam and the letter does not have contacting information other than a phone number. This should have been a RED Flag for me.

Recently purchased a home. Scammer sent a "Final Notice" dated 2/1 on expiring home warranty to my new address, which included a "Registration Fee Voucher" in the amount of $299, expiring three weeks after the final notice date. A 1-800 number was provided to call, requesting that I immediately contact the lender to get the home warranty up to date.

Received Letter with a "FINAL NOTICE" that listed a bank name that I do use and my correct name and address. Final Notice said to IMMEDIATELY Call 1-800-260-6828 and this was the Final Attempt to Notify me or the reserve the right to revoke allocated waiver after 7 days of receiving the notice. They attached a check for $199.00 payable to me with a signature on the front but fin print saying This is not a check.
