Scammer used pubilicly found info on owners parcel of land. Such as Parcel number, County in which property resideds, Owners name and address. Wants to buy land without actually viewing the property. Scammers says they are a small investment group. Did not give a specified value or amount of money for purchase of land. Mailed info included a purchase agreement to be signed by the land owner. Scammer has a Gmail account with a .com url that is not associated with a business. There is no business website. Search for business on google and found a land management company called Frontier Land Group which seems legitimate. Scammer calls himself "Land Frontier Group". Changes company name around so if you do a search you find a legit company. Scammer says they will pay all closing costs, even back taxes if you agree to their conditions. This is a scam and needs to be shut down.

Scammer letter includes victim name, address and property parcel number to purchase victim’s property for extremely low price. Purchase agreement page included.

What happens if this type of letter is delivered to a wrong address, forged by wrong recipient and property exchange made without legal owner’s knowlege? This type of solicitation must be shut down.

Other letters of this type from different “companies” have been received in the past and destroyed.

This and future SCAM letters will be reported.

Scammer sent a letter and proposed contract via US mail. The letter was dated 12-16-2023 but did not arrive until 01-12-2024 with no apparent reason for delay in receipt. Letter is addressed to the owner of the property in question to the owner's current address even though the tax records cited show a previous address.

Scammer offers to purchase property outright for cash with no seller costs, no title company involvement or other checks and balances that would identify the scam. The attached proposed contract requires the seller to transfer the marketable title with full possession to the Property by Warranty Deed.

The contract further provides the buyer (scammer) "an unqualified right to assign the rights under this contract to a third party. No notice to the Seller of an assignment is necessary. Such an assignment will release the original Buyer from this contract ad substitute the assignee in its place."

As noted previously, there is a company in Ohio with the name "Land Frontier Group" that is a real estate investment company in Beechwood, Ohio that has been in business for several years and appears to be legitimate. www.frontierlg.com

The legitimate owner of the property and intended victim is a 93 year old woman currently in an assisted living facility. The address of the letter received is her legal address. The person submitting this complaint is her daughter, 67 years of age and the victim's Power of Attorney.

Says they are a small land investment group. They are trying to buy my property, and based on "their" research, they included a purchase agreement of about 1/20th of what the property is worth. Tried calling them to take me off their list, and got an answering service, and could not reach them unless I gave additional personal information. Not only is the amount they are offering a red flag that this is a scam, but the actual verbiage was ridiculously one sided that they retain the right to terminate the agreement at any time prior to the closing date.

Looked up the address on Google maps street view, and it was a small residential building.
