Scammer sent fake property deed bill by mail

Scammer mailed bill-like document resembling those sent by govt agencies re property deed. Unsuspecting citizens might be fooled into paying “service fee” despite writing by scanner document stating that it is not from a govt agency

It's a letter that appears to be a bill due for property records right after we sold our house. It does say that it this is not associated with the government, but it is very misleading.

Property Records sent a very official-looking letter with a respond by date, and in the information said that for my complete property profile and copy of the only document that identifies me as the property owner, I needed to detach the bottom of the letter with the check.

I put it aside, and I am glad I reread it. It says in another box This is not a bill This is a solicitation and you are under no obligation to pay the amount stated, unless you accept this offer.

This is the type of scam that slips through loopholes because many elderly, like myself, would not have put it aside, but paid because I just had the property recorded the day before and expected to get a copy. But this "solicitation" got to me the very day after the deed was recorded.

Thank you for your time. I hope there is some way to stop these unscrupulous people.

I received a letter with a return envelope in the mail. If you read the reviews everybody's claiming this is a scam and on the back it says "it's not a bill" I guess that's how they protect themselves.

I recently purchased a home. I received a letter from 'Property Records' indicating that to be provided with a copy of the deed for my new home, I was to return the bottom portion of the form with a check for $115. They had a lot of details about me and my home purchase included. The address of the business looked like it belonged to a county office. The letter does go on to say that I can get the deed via other means....but I think most people might not read as much and just write the check. This is a pretty clever one.

After I purchased a house, I got a mail from Property Records telling me to pay $110 for property records. After a while, they sent me the file, which is public anyway. I called them to return it and get a refund, but nobody answered or returned a call.

We recently transferred the title for property. We paid a transfer fee of $109 to the county. This transaction was public records. This scam outfit created a realistic but false invoice stating that we owe them the transaction fee of $109.

The header used 4470 W Sunset Blvd #625 Los Angeles, CA 90027 but the payable address is for P.O. BOX 530 Norwalk, CA 90641
