Got a letter saying my home warranty was about to expire and I don’t have warranty on my house

- Albuquerque, NM, USA

Received a letter in the mail stating my home warranty is not up to date with the wrong information of the lender I use. Signed “Sincerely, Amber Lawrence Program Director” without any information regarding the specific company or address, just the same phone number written 4 times in the letter. The bottom of the page says “home warranty administered by warranty global group”. When googled, it shows a one star company with 2 reviews based out of Texas.

I received letter around July 6,2024 by regular usps mail. It stated on top left the name Home Warranty Division with a barcode beneath it, top right of letter had a customer ID # & an expiration date beneath or as 7/11/2024 . At the very bottom beneath the signature of George Walker, title Program Director & Tele #1-877-499-4406 were there &operating hours listed& to refer to customer ID # , & info on home repairs, maintenance etc letter was falsely trying to get me to call& sign up & pay for home warranty telling me I’m not covered & need to call by / before7/11:2024 ?& had the name of my original mortgage company in body of the letter among other info.

Then bold lettering ‘ Closed on Thursday, July 4 th’. In very very small thin fine/lettering it had this: Superior Home Protection

680 Parr Road Building A Wentzville,MO FL license #W726668. Administered by Warranty Global Group.

( the FL license #W726668 was in Bold lettering/font )

I realized it was a scam to extort money& more personal information & of course did not call or contact this company I looke them up at ScamPulse.com & saw another person had reported similar letter w/George Walker as Program director but couldn’t find a company name. On my letter there was company info way down at very bottom letter& extremely small print)

The scammers sent a letter via postal mail, claiming this was a final notice for a home warranty policy, secured by Fannie Mae Mortgage, on an accurate address. The letter claimed I needed to call immediately to avoid a lapse in coverage. The letter was signed by George ******, Program Director (apparently of the Home Warranty Division, per a separate portion of the letter) and included only a phone number. In addition to the main phone number (reported separately in this form), it also included a secondary phone number for Spanish speakers of ###-###-####. The letter included an alleged customer ID number.

The scammer claimed that if you did not call number that you were to lose coverage by a certain date. They claimed that our warranty was expiring and that they had attempted to notify us which was false. They use scare tactics of being liable for all cost of home repairs. They claim that there was no inspection required and that final acceptance is subject to our ability to meet eligibility requirements. They also said that they had the right to revoke our eligibility for service coverage after the expiration date and put in bold face letters, their telephone number 877-499-4406.

The prominent feature of this scam is that they always end with "Sincerely, ****** ******" as the program director. They added our public record information as well as an arbitrary customer ID number and and state-specific licensing number that was administered by a warranty global group which sounded very suspicious. As always, check in with your actual contracts and the contacts on your contracts with any warranty issues as some states have public records laws that make it very easy to make notices look very official when in reality they are scammers targeting new homeowners or elderly transplants.

Letter came in through the mail.

“Final Notice” property’s home warranty is expiring. Call Immediately.

Sincerely,

George Walker

Program Director

I received a letter in the mail that in large, bold print, told me that my warranty was expiring soon and that I needed to call before 07/03/2024 to update my warranty.

In very small print at the bottom it says that not all recipients may have a warranty already.
