I am the licensed realtor that is involved in the transaction on behalf of my clients. We met with Mathew back in March 2024 to consult with him about building their dream home. My clients went under contract for the land parcel in May 2024. Mathew charged them $50,000k for their deposit which was supposed to be 10%. He failed to do anything that he stated according to the contract other than the wetland survey and land survey that was performed by a third party. We have had to do multiple extensions because of failed promises by Mathew. We had a follow up meeting in September where we were to receive the numbers for the budget after being delayed and getting the run around for several weeks. He went over the numbers and estimated over $208, 000k over the budget which was insane when he knew the project cost was $550,00k . He also mentioned about his bank account getting hacked, but I do not know how true that is considering that he will not answer any phone calls, emails or text messages. We went by Mathew office on October 7,2024 and met with Taylor Gragilla his assistant to give him a formal cancellation and proof of the survey cost what it was not at $20,000k. My client said to Taylor they will give him a few days due to the hurricane approaching and Taylor said they will get back with them on the refund. We have not heard anything else from Mathew and he has basically scheme to defraud my clients. They had to spend extra $8000k no refundable to hold the property because he did not want to do a conference call to resolve this matter with the listing agent and her clients. They also had to hire a new contractor to get their home built and this man can't be trusted. I really hope this does not happen to other clients. He has caused emotional stress and aggravation. Mathew cannot be trusted for how he handle this situation and to take money from hardworking people when he knows he did not do any work.
