I began working with Golden Home Services America , in June of 2021 to do a loan modification of my current mortgage loan, they have done Nothing on my behalf, they scammed me for 14,060.00. This company claimed they would help fight off foreclosures by negotiating new mortgage terms with my servicer. This company has taken advantage and used this against us to rob us. They also had me fill out a cease and desist so they would be working with my mortgage.

Golden Home Services America contacted me stating that they could lower my interest rate on my Mortgage, at the time there were a lot of companies out there doing the same thing. They kept telling me that they were looking for a lender, and continued to have me pay them. I almost lost my home to foreclosure due to this, and they are very convincing.

When I finally told them that I wanted out and I wanted my funds back except for their fees things changed, I had someone call me and basically tell me off, then about a month after trying to get my funds back, they all left. No emails nor phone numbers are available and are no longer working.

I have been paying $1467. monthly with them promising debt relief due to Covid 19, now they are not answering the phone . I have had contact with Carl Brown, Monica Dolen, Lee, Kourtney Cruz and Jasmine Silva.

Nadia contacted me with an offer to refinance @ 1.75% avaiable from govt available funds. Then she sent me legal papers to sign, said, everything is fine, need to pay $200. Later on:

Why would anyone wish Sergey dead?

When he transferred the property in 2013 I could not immediately find a loan, so his name remained on the Mortgage. I asked my lawyer Aaron Schreiber if this is legal, he smiled and said, 'It's being done all the time.'
(Aaron Schreiber died recently of complications of Covid-19).

Labuzov doesn't own the property.

You say that SPS are only collectors for someone else. However Jordan frost called and said that he is in collections too?

SPS is now offering me A LOAN MODIFICATION, but without any monthly charges. I already paid you $9713 and will continue to pay till the Death certificate is produced?

Nadia, remember I asked you if during refinance I could change the name on the mortgage from Labuzov to Hakelewitch, and you said: ABSOLUTELY!

I apologize for the delay, I was in Nebraska visiting family and just got back into the office today. Per our last conversation, you are in the final stages of the modification, but it will be a monthly payment made until finalization. You need to demonstrate solvency to your investor and also cover the costs for this process. What SPS has told you is not accurate. They do not own your loan, they only hold the servicing rights to your loan. They are the debt collectors on your loan, they lose money when your loan is modified, so they will do everything possible to prevent your modification approval. However, the majority of this process is done directly through negotiations with your investor, the owner of your loan. SPS does not have final say on your modification, this decision is your investors, and you are already pre approved. Currently it is only a matter of satisfying these conditions and finalizing your modification. Were you able to locate the death certificate that was requested from you? Please send a copy to my email so we can continue moving forward in this process. Please let me know if you have any additional questions.

I received a request from SPS Portfolio to resume my mortgage payments @ reduced rates, or they can add the outstanding balance to my last bill and the mortgage will be repaid in full.

As per our conversation, Nadia, I'm attaching copies of tax returns for 2017, 2916, 2015.

I did not file taxes for the years 2018, 2019, 2020 because after I electronically filed for 2015 and 2016 through a legally approved tax program TAXACT, I received demands from the IRS to pay additional thousands of dollars without explanation.

Right now my financial situation will hopefully improve and I shall be on track with my mortgages and taxes.

hi just wanted to chime in. my name is jackie and i work for freedom mortgage doing quality control call reviews. if it hasnt been done so already i have filed a report with our security and investigative team about this company as they have impacted hundreds of our accounts and have still been active as recently as a few days ago. this is mortgage fraud and rest assured our team will do what we can to prosecute these individuals. im very sorry you all went thru this. unfortunately there are several companies who act in this manner, ive even had some that would print out fake modification agreements on our letter heads (affordablehomes.gov). if theres ever an issue with your mortgage please contact your servicer directly. thanks!

just one more very important thing - this company has also been sending in cease and desist orders as well so with that on file your mortgage company CANNOT CALL YOU about your own loan so make sure you have that removed as well.

This company promises to reconstruct /modify my loan ,lower payments and interest rate. This started in September 2021 till June 2022 they call and update me that everything is going well. Sent email but now disappeared. I have called so many times since June, no one is returning my calls/emails,and even text messages are gone.

I’ve also been scammed by this f[censored] low life’s they were supposed to help me get a loan modification been working on it since October 2021 it’s now July 2022 and the only thing they’ve done is take my money and almost made me foreclosure on my home. They tell you it’s under review that you have been approved and then nothing don’t answer phone emails or letters…

RUSSMOR SAID THEY CALL APRIL 13 FOR FORBEARING BUT HAS NOT FILE ABNY THING .I CALL GOLDEN SERVICE FOR PROOF OF ANY FILING ,,THE ONLY SHOW THE ACCOUNT NUMBER, I TOLD THEM I WHAT A FRFUND BECAUSE THEY DIDS NOT MAKE ANY FILING

This company is a COMPLETE SCAM. Also! This company is going under another name “ACADEMY HOME SERVICES” they have called me multiple times trying to SCAM me out of my money. I KNOW THIS because they slipped up and said their old name while on the phone! They prey on people who are vulnerable and in a hard situation. YOU WILL HAVE TO PAY OUT THE [censored] FOR THEIR SERVICES.

I agreed to a contract bringing my interest rate from %4.375 to %2.00 as I was unable to refinance. I paid them $917 a month, because it was $400 cheaper than my mortgage payment, I figured 'why not'...little did I know that the process that I was told would take 2-3 months...after a year of their lies I ended it...paying them $11,000.(non refundable) They worked on a month to month basis,each month talking to a different WOMAN they said each time..."just one more month"...over and over again!...excuse after excuse, I ended it,..loosing over $11,000. Their cheats, telling you what you want to hear! DON'T fall for their lies...SUPER-SCAM!

I have submitted a few complaints against Golden Home Services, and left my text number 973 464 4961., for anyone that wants to join a possible class action lawsuit. Some clients have contacted me and after I tell them my truthful story, as I believe I still have a right to in this country, these people have decided not to pay Golden Home anymore. I have not told anyone not to pay, they made that decision on their own. I got a call from a guy named "Arri," no ladt name who said he was an owner and he threatened to screw up my modification, put my home in foreclosure and file a lien against my property, when these ridiculous threats didn't scare me, he threatened my life. He said "we have people in your area, watch your back". The L.A. police and my local police considered this a terroristic threat and I filed police reports. I have since had people knocking on my door when I am not home and then going to my neighbors to get personal information about me. I don't think his threat and these people are just a coincidence. Today Golden Home tried to add themselves back onto my mortgage as an authorized 3rd party. I removed them over a month ago. My loan company had assured me that they will not be an authorized party on my account. The lengths that they are going through to intimidate me is laughable, but as an elderly, disabled man, I take these threats seriously. I had to share this new story for any of you doing business with them. This is the truth, and inam allowed to tell it, without fear of repercussions. I don't know if we will get enough people for the class action suit, and even then it could take years, by then I am sure they will be no.linger in business. I am unable to reach Golden Home, on any of the phone numbers I had. 2 overnight envelopes have been returned saying it was undeliverable at the address on Wilshire Blvd. Where I sent my payments. I demanded a refund, they refused, so I posted truthful reviews and got threatened. I can not believe that they not only took my money and did nothing, but remail paperwork to my mortgage company, as verified by my mortgage company.. But threatening my life and trying to intimidate me is a new low. Good luck and be careful. If you stop paying them, you may receive similar threats from "Arri". This is all absolutely true and I have a right to tell it. I wonder what they are planning next? I now have security cameras and the local police keeping an eye on my home.

Golden Home made promises, that they were aware, were absolutely false. When I demanded a refund, for services, because they lied to me, even when the modification paperwork clearly stated, what my new payment would be at the end of the modification. Today, I wad contacted by an "owner" at Golden Home who threatened to interfere with my modification, and put my home in foreclosure, put a line against my home. I was assured by my lender, they can not do any of this. I am a 58 year old disabled man. I foolishly trusted Golden Home, and paid for thier services. In the end I had to complete my modification without their help. I should have gone directly to my mortgage company, and never paid Golden Home
All they do is forward the paperwork from your lender, that you complete and send to Golden Home and they charge thousands to remain paperwork to your lender. I have been demanding a refund and have hears from other clients, all with similar complaints. I posted my text number 973-464-4961, my name Mark Ciccone, and have heard from over 15 customers that are still being asked for payments to Golden Home. I told customers the truth, and played a recorded conversation where Daniel Cafey, guaranteed me my rate would be under a certain amount, even though the paperwork clearly stated the actual payment. They then would not return texts, phone calls, or emails for over a month and a half. Finally they contacted me to threaten me, for exercising my Constitutional Right for freedom of speech. Any customers who contacted me were only told my truthful story.
I am a 58 year old disabled man, that trusted Golden Home, and it only caused me more stress and anxiety, and cost thousands, for what I should have done on my own.
This "owner" after threatening all the actions to screw up my modification, as stated above, made the statement, "watch your back". This is a very frightening threat as I live alone, and I am disabled. Just telling my honest experience with this company and hoping no one else becomes a victim, and is threatened as I just was.
What "owner " of any reputable company would say "watch your back," to a disabled man. Very sad their are companies that operate in this atrocious manner.

I had a representative call me from Golden Homes Services of America, offering me a lower interest rate/Mortgage payment. Well, after listening to them, I had thought, I better try and see if I qualify for this and i did qualify so I hired Golden Home Services, to get me a mortgage modification. They promised me savings of $300.00 per month and made these promises to me verbally and confirmed in writing. When the loan process was complete, my new payment was still the same as before. I have tried for over a month to get help from Golden Home to resolve this but they are of no help, this is a scam and they are taking advantage of people , i have been paying them since august 2021 and i am tired of these payments . i have been able to get in contact with a private ethical hacker who helped me retrieve these payments and also deleted my information from golden home services , although it cost me money to get this private hacker i do not regret it as it has been the best decision I've made, i no longer get calls from them and i have no details with them anymore and the best part is that i was able to recover some of my payments from golden home services ,

if you need a private hacker send an email to : [email protected] . send an email ,state your problem ,get your problem solved with his services.. it is that simple. This is for anyone in need.

Anyone that fell for Golden Homes Scam practices, text me at (973) 464-4961. Together we can be part of a class action lawsuit against them, that will hopefully result in the return of the amount you paid them, and possibly money for damages, as well as criminal charges against them. And find an attorney that will give you a free consultation, so you can be advised as to whst can be done for you to recoup your losses. Golden Home has over 200 unanswered BBB complaints, the have an F rating, and they are not accredited. Get even these liars.

All the people who posted good reviews, do you realize you could have gone directly to your lender, and received the same results Golden Home provided you? All Golden Home does, is take thousands if dollars from you and forwards your lender the sane paperwork you could have sent in yourself.The low interest rates you qualified for, are due to your financial situation, the type of loan you had, etc. Golden Home does not, and can not negotiate interest rates, etc. They request a loan modification from your lender, have you fill out the same paperwork your lender could have sent you directly, you mail this paperwork to Golden Home, and they forward it to your lender. Do you really think that is worth the thousands you paid? Ask your lender directly, what role Golden Home played in obtaining your low interest rate, or reduced payments. Your lender will explain they did nothing, but send in your paperwork. You will be upset you paid Golden Home, to do what you found have done yourself. I am happy some of you are pleased with the outcome, but you didn't need Golden Home, tonget you that result. This is where the lies and fraud begin. Next time you are willing to waste thousands to have forms remained for you, I will do it at half the price Golden Home charges! You got robbed, like everyone else that uses them. This is the truth, just ask your lender.

Well, I had qualified for a Loan Modification and, I had been paying from August 2021 til now. On 03/14/2022, I had received a letter in the mail stating that Homestreet (my lender's) had filed a motion of foreclosure on my property. Therefore, Golden Services of American had NO contact with my Lender's of the Loan Modification. I am now facing foreclosure and, have a court date on 04/19/2022. I am not going to have any more work done from Golden Home services of America, and NEED all my monies refunded back to me ASAP so, I can can start paying my Mortgage to Homestreet bank.

I hired Golden Home Services, to get me a mortgage modification. They promised me savings of $300.00 per month. Charles Winston and Daniel Cafey, made these promises to me verbally and confirmed in writing. When the mod. was completed, my new payment was the same as before. I have tried for over a month to get help from Golden Home to resolve this. They don't return phone calls, texts, letters, etc. They left me totally screwed and just abandoned my case. I am preparing a Civil Suit, for $15,000.00, for all monies I paid them and damages I now have incurred. Do not use this company. I have reported them to the L.A. District, Attorney, The Cal. Attorney General, and the F.T.C., and I am only one of the numerous complaints against Golden Home. They committed fraud, lied to me, and then refuse to complete the job I paid them to do. If you have been screwed over by this company, text 973 464 4961. I sm gathering information, for a possible class action suit. These people need to be put out of business, and an investigation into criminal charges needs to commence.
