This person was renting his AirBnB unit, and charged me a security deposit of $1,500.00 that was to be returned upon vacating the unit. I paid the individual, under the alias of James Franklin Davis, $1,500.00 via Venmo into the business account Evolve Marketing. He has not returned the deposit to me as of 7/11/22 despite the unit being in pristine condition. All attempted communication with him to resolve the issue have been ignored. The business Evolve Marketing 360 does not appear to be legitimate; there are no client testimonials on the website, Yelp, or on any other common resources. The website includes minimal information, and the phone number for the website is that of Mr. Davis himself; he has claimed to be a sales manager for the company.

I am writing here to warn others of this fraudulent individual and his supposed business. What he is doing is illegal, and when you make it known that you understand what he is doing, he will ignore and block you. If a residential property on 2nd Street in Concord, CA appears for rent, DO NOT under any circumstances contact this person. He will scam you, and will not return any money that he owes you. He will also ask you to sign legally binding documents for the property, and then wait until receiving the documents from you. He then will not sign anything himself, thus absolving him of any responsibility.

I believe that Evolve Marketing 360 is a fraudulent business that potentially does not even exist, and James Franklin Davis is a scammer.

Actually, someone is currently renting the place and has no issues. You damaged the unit and refused to pay for the damages upon leaving. This rental has absolutely nothing to do with my position for Evolve. Either remove this posting immediately or I will take legal action.
