I was approached by a long time church friend, James Carlock of Carlock Real estate / Carlock LLC in St. Louis, at 5405 Delcastle Dr. Florissant MO 63034 to invest in his real estate business. My initial investment was $30k on January 16, 2024 to renovate property at 11055 Perham Dr. St. Louis MO 63136. Carlock prepared an agreement to provide a guaranteed investment return of 33%. The house on 11055 Perham Dr. St. Louis MO 63136 per Carlock had sewer problems and he supposedly sold it as-is and was only able to pay me interest only at 5k and supposedly he made 5k. He never disclosed any closing documents. He stated he needed to use the 30k for another house investment at 6001 Bermuda Dr. St. Louis, MO 63135. The full payment of my investment was due on March 1, 2024. After his extravagant destination wedding and a purchased of a new motorcycle and putting his truck in the shop a couple of times to get it fixed, it is coming up on 7 1/2 months of elapsing and no sign of him working on the property, I got concerned. James had a lot of excuse then he indicated the house got vandalized. I asked for my money back he said he didn’t have my money and agreed on a payment plan of $200 interest a month to help out. He made one payment October 4, 2024. I reached out in November for the November payment and James said I was bothering and treating him. James hasn’t answer my call or text message since October.

In response to the complaint regarding the investment with Carlock LLC,

This unfortunate matter arose between long-standing family friends. The individual agreed to invest in a property with Carlock LLC, but the investment did not proceed as planned. This agreement was made between our company and the individual, without the presence of any third party or legal representative.

Despite our efforts to work with the individual individually, we have been met with significant aggression. This incident is an attempt to tarnish our company’s reputation due to the negative outcome of the investment. It is important to note that this was not the outcome we had anticipated, as this was a longtime family friend who had repeatedly approached our company to invest with us. In the real estate industry, it is common for investments to not yield financial returns, and this is the case in this situation.

While we have agreed to work with the individual, we have consistently encountered similar issues. Money was not stolen; rather, an investment was made that both parties were aware of having potential risks. The individual has reached out to friends, family, and online platforms in an attempt to achieve their desired outcome.

We hope to resolve this matter offline, in the same manner as the agreement was made. We encourage you to reach out to us if you have any questions about our company. We assure you that this is the only incident of this nature that has occurred with our company. It was not an investment with an individual investor, but rather an attempt by a family friend to work with us as a known person.

And please note, this complaint has just been brought to our attention by an investor. If our company had been previously aware of this slander we would have responded sooner.
