Received an unsolicited letter in mail notifying me that my home warranty “may be expiring or has already expired.” Letter requested that I call a phone number to get my home warranty up to date.

I have received similar mailers to this one; however, the difference in this instance is that this letter (received via USPS) does not identify a sender company or organization, even in fine print. It fraudulently represents itself as the "Home Warranty Division" of Rocket Mortgage LLC. The letter contains urgent and threatening language (call us immediately, expired, this is our final attempt, you being liable for costs, too late, right to revoke, expiration date, bolded print, etc.) that I must contact them or risk financial consequences. They use my name, home address, and mortgage lender's name. This is illegal according to US federal deceptive trade laws and should be ceased immediately. These mailers are an attempt to mislead and scam the recipient into calling and providing payment to a fraudulently-represented entity.

Standard home warranty scam. No company name or address on the letter, just MY address and lender info. When I called to tell them to stop sending these FINAL NOTICEs (not the first they've sent, as I can see the phone number in my call history), they claimed it was just a renewal as we had coverage 3 years ago with them. That's a lie - we never had coverage with them, and that was about when we bought the house. (Seller did NOT provide home warranty.) They refused to listen to me, and just kept saying that if we didn't want the notices we should throw them away.

The letter says it is from the mortgage group that is in connection with the property. It has the homeowners name and it says this notice is to inform you of the properties home warranty may be expiring or already has expired. it’s important to contact the office at that phone number to avoid any unnecessary delays in Your coverage before April 18, 2025. Our records indicate that you have not contacted us yet to get your home warranty up-to-date. Please call us immediately. This will be our final attempt to notify you about. Activating your home warranty failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs however you still may have time left to activate a warranty on your home before it’s too late. No inspection will be required and final exceptions is subject to your ability to meet eligibility Requirements. We reserve the right to revoke your eligibility for service coverage after the expiration date of April 18, 2025. I have been getting letters from HOME WARRANTY DIVISION for almost 3 years - "FINAL NOTICE" - telling me to call them about getting warranty coverage on my home warranty with a bank that has changed its name. They are even using the WRONG BANK NAME. I've called them several times and told them to take me off their mailing list but I keep getting this TRASH. I WANT THIS STOPPED!!!
