Fraudulent house rental

- Huntington Beach, CA, USA • Mar 08, 2024

I replied to a Craigslist rental ad for 2097 Wallace Ave, Costa Mesa, CA 92627

I provided my phone number and the “owner” began texting me insisting I fill out a rental application

They sent me a link to the rental application in my email. Suspicious of a scam, I refused. They then sent me text messages insisting the application is legitimate because it’s through Transunion and that my application fee would be refunded on approval and I could cancel the subscription. I never went though with it but wanted to provide any information I could to raise awareness about these scams and in case this person is running multiple scams.

They posted an ad on Craigslist for a rental property available for rent. After contacting them though Craigslist they said the property was unavailable for showing until Sept 10. They claimed the only way for me to see it then was to fill out the application and then be approved and put down a $1000 deposit that I will get back if I decided I did not want the property after the showing.

Ashley Johnson [email protected] posts attractive rental properties, collects a deposit and disappears. Uses various phone numbers like this one: 716-557-7968. Sends applicants to a credit verification website that signs applicants up for a paid membership service that is impossible to cancel.

Nicole Withers posted an advertisement on a private housing facebook page. After reaching out through Facebook Messenger, paying $400 for a deposit, paying $100 for a lawyer fee for insurance on the lease, and $500 on the first months rent though Zelle, Withers convinced me that one of my payments did not go though and had me send an additional $500 through Apple Pay saying that if they receive it they will refund the original $500. Once a “lease” had been signed, Withers informed me that I was still missing $100 for the $200 lawyer fee; even though the lease stated it was only $100. When I reminded them of this, they said that was a mistake of communication on their part and I now only owed $100. I requested to get in contact with the lawyer. Someone named Tashana Shaw who works for “Thomson Associates,” reached out to me from (929) 653-0730. I could not find their law firm and Tashana Shaw is not registered on the American Bar Association. For the 10th time throughout this process, I looked up Nicole Withers Facebook page and all posts were from one day ago and they were the same advertisement posted on the earlier mentioned private page but now on pages across the country.

I found an advertisement for a home for rent on Craigslist and messaged for more information. The "homeowner" wrote me back through Craigslist and asked for a personal email "for quicker response." After providing my email, he wrote to me using the name David Price that the property was still available, but that he was out of state and his wife was sick, so he could not give me a tour. He sent me a rental application which asked for personal information including a picture of a driver license, and asked how many months rent I could pay up front, and what the soonest possible date of deposit would be. I responded but did not provide all the personal info requested. He quickly wrote back that my application had been "approved" and that he now required a security deposit. I looked up the property online and found it on Zillow and many other sources, with all the same photos as Craigslist but a slightly higher price. I also saw that it had already been sold last month. The scammer anticipated I might find this, and explained the property was never sold, because he had removed the "for sale" listings due frustration that the realtors and other websites were taking too much commission. I further researched through the city records and other websites, and found that the property had never been owned by anyone named Price, and that it was in fact sold the month prior. After this I stopped responding to the scammer. It seemed clear he intended to take my security deposit, my personal info, and as many months rent as I provided up front, and run with the information and the money, never granting me access to the property.

I was on Redfin looking at rental properties and seen one close to my location. I've reached out to get more information about the rental. After acquiring about the rental which moments later is was no longer on Redfin as available. Later i received a email saying the Landlord would contact me soon. I filled out the application and the next day told me i had to fill out another application for my husband and kids. I sent to separate payments to two different email through Paypal. When it was time to view the rental the Landlord never showed up nor gave us the code to enter the rental.

I replied to a listing on craigslist for an apartment in San Jose, CA. Francis Martin replied with an application to fill out. We did, it was accepted, then he sent over a docusign lease agreement. We signed it, and the wired some lady's account named ERMELINDA GARCIA. After that he pressed us to pay more for HOA fees, and I knew I had been scammed. He has a fake website and has many listings on Craigslist. He has a very thick accent and sounds like a wimp.

Hi. I'm sorry for your loss. I met the same person on craigslist and he was asking for $4000 of holding deposit. I haven't tour the housing yet and he was so eager to take my money. The website is totally fake I suppose bc there is another one named "Property Shark." Thanks for letting us know!

Claim to be a program to help you get cheap affordable rent with a ton of availabilities, then transfer you to someone claiming to help handle the credit, part of the application and asked for all information, including Social Security number. Then ask for those specific identifying questions you would get to prove yourself like what street did you grow up on or whatever questions and at that point I just hung up and looked around online and found it was a scam and now I'm worried because they have my social and I feel like an [censored].

I attempted to rent the house on Weldon I sent 1500 through MoneyGram on 3/31 for rent and 1150 for deposit Eric then called to say I had to pay for smart locks being charged and it'll be 500 I sent that through cash app I received the lease by email after I electronically signed it through DocuSign. It's 17 and I still have no keys or my money back.

The scammer posted an ad pretending to be a landlord. He never “had time” to meet in person and wanted deposit before move in. After research I found the address listed for rent, with the choice of a self guided tour. Which is how I assume he got access to the apartment.

Craiglist rental ad. Landlord by the name of Sarah Noa required me to get a credit check before touring the unit. Sent a link to me to purchase one. The link was Thecreditrange.com. That site then forwarded me to Transunion.com where I purchased a 27$ credit check. Once finished I sent a screenshot to Sarah. She then pointed me to her property manager [email protected] about viewing/detail arrangements. Have not heard back since.

Fake listings and identities on their site. Also fake real-estate licensees. Doing a quick search on everyone listed in their company, none are real. Also a WhoIs search on the website has it hosted in panama by the fake name "james packer" and [email protected]. They requested a photo copy of wife's driver's license and then requested deposit money before even seeing the unit. Upon further inspection the unit isn't even empty and has people living there and aren't planning on leaving anytime soon. They also have a separate domain hosting their email server singleviewproperty.com where their front is just singleviewprop.com.

A quick WhoIs search on the email server has it going to a different contact "Ken Rogerson" in Mafolouku in Lagos Africa.

If you look up his listed email "[email protected]" on haveibeenpwnded.com they have several websites they subscribe to. These are all nefarious sites such as AbuseWith.Us, Black Hat World, cracked.to, hackforums.net and the others.

I was scammed out of $1,914 via craigslist ad for an apartment room rental. I paid the guy the money via cash app for first month rent and security deposit. He promised that I would be able to move in at 5pm on 2/1/2023 and said that he would email me the full print out and breakdown. He never sent the e-mail with the breakdown or lease and he always stopped returning my text messages.

He told me his name was James and his wife's name was Bri. He said they were an active duty navy military couple and that they live in la jolla. The room he was supposed to rent me was upstairs and he and the wife live downstairs. I unfortunately do not have the address. All I knew was how it looked on craigslist/that the location was in La jolla/and what he promised.

His cashapp "username" is $navyseal2000 with the "name" cool kidd as the display name. His phone number is 904-684-8165. and the original link to the craigslist post is as follows: https://sandiego.craigslist.org/csd/roo/d/la-jolla-private-room-with-bath-for-re... />
His username on craigslist is as follows: craigslist 7581958299 with the email [email protected]

Thanks, I almost rented from this guy.

This company claims to have ten years of experience. The website domain was registered in Iceland in August of 2022. Note the contact Francis Martin is using a Gmail account instead of the business domain. Please watch out for companies asking for money up front. The listing said the property is available now, but the email says not until the current tenant leaves. The quoted holding price is different from the listing. If you do some research, the email attached is nearly identical to another report scam online for this company. Their website is full of stock images gathered from the internet and has no property listings or actual list of services. They gathered a bunch of our personal information before we caught on to them. They seemed legit at first as Property Shark is a real legit company, easily confusable.

The scammer posted on craigslist an apartment in pacific beach CA. I responded as I'm searching for apartments. He said the unit is occupied until Feb 1, professional cleaners are going to come and then there will be a viewing February 5. He said no one can see the unit before the showing , no matter the circumstances. He then said there are a lot of people interesting and if we wanted to reserve the unit we could and would need to send them $2300 for first month rent and an $1800 security deposit. Upon more research, I found the exact images he used on another website that said the apartment was not up for rent. The website had a lot of typos and stock images - no photos of the employees, owner or apartments. Typically property rental sites will have their available rentals but not this one. I replied asking for verification they owned that unit - a photo ID of the landlord, property tax recors that show the companies name, mortgage documents or statements that show address and company name or I would have to wait until after the viewing to send them money as i didnt feel comfortable. They immediately stopped responding. I just want to make sure that no one else is targeted and actually sends money over!
