Type of a scam Credit Cards

After receiving an email from the questionable company in a "non-addressed template" , I looked up their address to discover that it leads to a Staples office supply store. I then called their telephone number and spoke with a person and told them that I was at their address to meet with someone in person to apply for a loan but the address appeared to be incorrect. The person stated they didn't know about that because they worked remote. I asked to speak to someone at the physical location. They said they would transfer me and then hung up. The business name is not registered as a valid business in California or as a "doing business as (dba)". The website has no contact information, no leadership information or business related information other than the address listed on the site. I called the Staples store and they stated they rented PO boxes but there is no record of that company and there is no box number 1143 at their location. The website registration is listed as private with no information listed for the company. Here is the text that I have copied and pasted from the email we received:

Hi {{Recipient.FirstName}},

Hope you’re doing well! I’ve been trying to connect regarding your Hybrid Line of Credit but haven’t heard back yet.

You’re soft-approved for $261,991 with rates starting at 6.62%, and since we’re now at the end of month, I can lock in the EOM discounts with the right financials. This could mean better rates or improved terms depending on your funding needs.

Would you have time next week to go over the details? Let me know what works for you, or feel free to apply online to expedite the process.
