Received offer by U.S. Postal Service of letter dated 10/01/2024 for an offer to buy 38.26 acres of land in Fulton County, Illinois for $131,605.22. The legal description of the parcel in the offer is not correct, nor is the owner of the land correct in the offer, simply stating "Owner of Record". For clarification, the name of the addressee on the letter is not the correct owner of the land. The offer is 14.33% of the actual value of the land. Offer states at first that the "buyer" will pay the purchase price of $131,605.22 by cashier's check or wire transfer, then states again that the "buyer" will pay the purchase price in cash. Offer also states that "this transaction will be closed by a reputable notary public, title company or attorney, as determined by "buyer". Offer also states that "buyer" has the right to terminate agreement for any reason, the offer does not provide any termination for the "seller".

Contract signature spaces included. When asked via phone about the legality and reason why the signature spaces are included the owner of the business said “becuase we want her to sign it”
