Around 2009, before Wachovia Bank was purchased by Wells Fargo, my husband and I took advantage of a home equity line of credit offered to us. We never used the equity line of credit. Fast-forward to 2021, my husband passes away. I decided to use the Wells Fargo home equity credit line to pay for his funeral expenses. Every year, when my homeowner's insurance needs to be renewed. Wells Fargo sends me a notice requesting me to send them proof of my homeowner's insurance. I sent them my insurance declaration covering my home from The Hartford and subsequently got a letter confirming receipt of proof of homeowner coverage.

Today, January 22, 2025, I received a letter from 'Wachovia Mortgage Corp'. It said 'Final Notice' on the page header. If I can attach a copy of this letter, I will. The first line of the letter said:

"ATTENTION: ****** ******. It is important you contact our office at 1-888-404-4504 upon receiving this notice to avoid any unnecessary delays in your coverage before 1/31/2025."

It went on, "This notice is to inform you that the property's home warranty, at ** **** ****** ***, *******, ** secured by WACHOVIA MORTGAGE CORP may be expiring or has already expired."

"Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs."

Associating this company with Wells Fargo, I called them to ask what this was all about. The first man that answered the call, disconnected me. The second man argued with me and asked me if I was a 'robot' because I kept asking, "is this insurance mandatory?". He would not answer, he kept talking over me and eventually hung up on me. I called a third time and asked to speak to a manager. The man would not do that, send my call to a superior, but he at least answered my question, that 'no' this was not a requirement for my home equity loan through Wells Fargo. It was all so deceptive and underhanded, and I'm sure there are many others my age (or younger, since I'm 81 years old) who will fall victim to this type of scam and purchase 'interior' homeowners insurance because they were intimidated to do so.

It states "it is important", "call immediately", "final attempt to notify", "failure to call ... could result in (you) being liable for all costs associated ...". Thus, "... respond immediately by calling 1-888-404-4504."

P.S. It seems to me as just one of their abusive solicitations, which have been repeatedly sent to us with the obvious goal of dishonest "fishing" ...

Received a piece of presort Std mail from Home Warranty Division, stating our home warranty at our specific address thru our specific bank may be expiring or already expired and to call their number. Says "final notice" at top, but in fine print at bottom says "Not all consumers have previous coverage. We are not affiliated with your current mortgage holder."

In the notice, it states "Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs...."

Dont know if its really fraudulent with the fine print at the bottom, but i feel badly for some elderly person who may fall for this. Their mailing permit number is 5497. I wish someone could put an end to these type mailings. Thanks

I just moved 3 weeks ago into a friends home temporarily. I got a letter at HER address with MY name on it threatening action for my possibly "lapsed" home warranty.Stating " our records indicate that you have not contacted us yet to get your home warranty up to date. Please call immediately as this will be our final attempt to notify you about activating your home warranty to call and prevent a potential lapse and coverage could result in you being liable for all costs associated with any home repairs. However, you still may have time left activated warranty on your home before it's too late. no inspection will be required and final acceptance subject to your ability to meet eligibility requirements. This notices to inform you that the properties home warranty may be expiring or has already expired. " It said final notice and was signed by Wade Grant at phone number 888-403-4504. Luckily I've seen these scams a million times over the years so I didn't panic and read it VERY carefully. Plus why would I get a home warranty letter on my friends home? ??

I called because I cannot stand the idea that older people or less versed would fall prey to the scam, plus if I'm having a salty day I put it where it belongs... on these types of folks.

I called and asked how they got my info and they wouldn't answer me. Odd huh? Probably because I called from a bogus phone number so they didn't have that info as well, assuming they didn't have it already? They tried to act like it was legit then I called them on it and said I have a home warranty and I just moved so what's with the threatening tone of this BS letter? Then he changed his tune and said it was directed at people who didn't have coverage and if I had it I was fine. I told him if they sent me another letter threatening me like that again I would sue them for the inflammatory language and threatening undertones. Also stated I was reporting them for the scam/ scare tactics they're trying to push on people. He got an attitude so I snapped for a second and then hung up. Don't trust anything you get from anywhere, no matter which route you received it through. I check EVERYTHING! Then I post it on social media, send screenshots to my friends and family, so they're in the know and anyone else who sees it is as well. Look out for your people, and everyone else also.
