I received a letter in my post office box notifying me that my "Home Warranty" was about to expire. There is another entry on this ScamPulse.com site describing this same thing. I knew it was a scam. I didn't get to be my age by being stupid. I called the number to see what this was about (and maybe for kicks). My call was answered by a female machine-generated voice and I was connected to a "representative" A male human came on the line and asked in American English "how are you doing" I said "fine", he said "How can I help you?" I asked what this mailing was about was this advertising? I said I don't have a home warranty. Who are you? He said "You don't have to be rude to me M'aam" and hung up. A Wade Grant was the "person" who signed the scam letter. These people are deplorable

They know my mortage lender's name, my full address, and my full name.

At the top left of the kwtter it says

Have received multiple letters in the mail re: home wareant. Does not specifically indicate a business name or address, but does reflect 'Home Warranty Division' in upper left corner, along with a bar code. Letters also display a 'customer id'# and expiration date in upper righthand corner. Top middle states 2025 Final Notice. Additionally, it peaked my attention by displaying the name of my personal bank right above my name & mailing address. I am sure that was meant to make it appear as if it was affiliated directly with my bank, although it is definitely not. The letters stated, "This notice is to inform you that the property's home warranty, at [showed my home address] secured by [showed my bank's name] may be expiring or has already expired." It also stated further down in the letters, "Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs."

None of this is true nor is it attached to my bank!

Upon calling the 888-404-4504 number listed on the letters with Wade Grant indicated as the Program Director, I spoke to a man named Kevin who was extremely aggressive in trying to get me to purchase a 3 year policy in which the first 2 years would be a cost of $169 each year, and the 3rd year would be free.

In an effort to thwart his efforts, i said that i would need to check with other members of my household before i made my decision. Kevin then became even more pushy and desperate by insisting that he could stay on the phone while i spoke with the other members of my household. Then when i advised that they were not at home at that moment, he commented, "Well, I dont see why you have to discuss it with anyone else at that price anyway!

That is the point of which i simply and abruptly hung up on him, after which i immediately attempted to run a google search with key words from the letters and came across multiple other potential victims of this obvious SCAM. DO NOT FALL FOR IT!

I received a letter in my mother's name, but she passed away two years ago. The letter reads FINAL NOTICE at the top and asks to respond immediately by calling 1-888-404-4504. It's signed by Wade Grant, Program Director. I called and spoke to an agent who said my mother had been paying for years and it was going to expire. He was rude to me so I hung up and called back. The second agent was nicer to me. He said I needed to pay $169 today and a second payment in March. I said I needed to call my brother before I paid. My brother said not to pay it. Then I called Better Business Bureau to report it.

MANUFACTURERS & TRADERS TR CO sent me a letter with my name and my newly purchased homes address stating that my home warranty may be expiring or has already expired. "Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs" with a due date of 2/13/25. I am receiving these letters twice a week for 6 months now. Totaling over 50 pieces of mail!! And every time, i stop and look up the mailer to make sure it isnt actually my home warranty. Getting really irritated how my information was sold. And how (at the top right of the mail where the stamp goes) it says "prsrtd std US postage paid mailed from 63155 (zip code st louis missouri) permit 5497 (permit owned by LITERAL SCAMMERS!) why cant the post office stop this postage permit from circulating mail?

A letter was sent containing my name, address, and the bank I got my mortgage with. The letter said the property's home warranty may be or already has expired and to contact them to get my home warranty up to date and that I may be eligible for a $225 credit if I contact them within 4 days. It gave a notice date of a couple weeks earlier, a phone number, record ID, and operating hours. It claims than without the warranty I risk being financially liable for any and all repairs. It says no inspection will be required and final acceptance is subject to your ability to meet eligibility requirements.

Around 2009, before Wachovia Bank was purchased by Wells Fargo, my husband and I took advantage of a home equity line of credit offered to us. We never used the equity line of credit. Fast-forward to 2021, my husband passes away. I decided to use the Wells Fargo home equity credit line to pay for his funeral expenses. Every year, when my homeowner's insurance needs to be renewed. Wells Fargo sends me a notice requesting me to send them proof of my homeowner's insurance. I sent them my insurance declaration covering my home from The Hartford and subsequently got a letter confirming receipt of proof of homeowner coverage.

Today, January 22, 2025, I received a letter from 'Wachovia Mortgage Corp'. It said 'Final Notice' on the page header. If I can attach a copy of this letter, I will. The first line of the letter said:

"ATTENTION: ****** ******. It is important you contact our office at 1-888-404-4504 upon receiving this notice to avoid any unnecessary delays in your coverage before 1/31/2025."

It went on, "This notice is to inform you that the property's home warranty, at ** **** ****** ***, *******, ** secured by WACHOVIA MORTGAGE CORP may be expiring or has already expired."

"Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs."

Associating this company with Wells Fargo, I called them to ask what this was all about. The first man that answered the call, disconnected me. The second man argued with me and asked me if I was a 'robot' because I kept asking, "is this insurance mandatory?". He would not answer, he kept talking over me and eventually hung up on me. I called a third time and asked to speak to a manager. The man would not do that, send my call to a superior, but he at least answered my question, that 'no' this was not a requirement for my home equity loan through Wells Fargo. It was all so deceptive and underhanded, and I'm sure there are many others my age (or younger, since I'm 81 years old) who will fall victim to this type of scam and purchase 'interior' homeowners insurance because they were intimidated to do so.

Thus, "... respond immediately by calling 1-888-404-4504."

USPS letter. Lendor info line says "Classified for Privacy". The only identification is "Home Warranty Division"., with only the phone number 888-404-4504. Operating hours are listed as CST.

Received a piece of presort Std mail from Home Warranty Division, stating our home warranty at our specific address thru our specific bank may be expiring or already expired and to call their number. Says "final notice" at top, but in fine print at bottom says "Not all consumers have previous coverage. We are not affiliated with your current mortgage holder."

In the notice, it states "Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs...."

Dont know if its really fraudulent with the fine print at the bottom, but i feel badly for some elderly person who may fall for this. Their mailing permit number is 5497. I wish someone could put an end to these type mailings. Thanks

I just moved 3 weeks ago into a friends home temporarily. I got a letter at HER address with MY name on it threatening action for my possibly "lapsed" home warranty.Stating " our records indicate that you have not contacted us yet to get your home warranty up to date. Please call immediately as this will be our final attempt to notify you about activating your home warranty to call and prevent a potential lapse and coverage could result in you being liable for all costs associated with any home repairs. However, you still may have time left activated warranty on your home before it's too late. no inspection will be required and final acceptance subject to your ability to meet eligibility requirements. This notices to inform you that the properties home warranty may be expiring or has already expired. " It said final notice and was signed by Wade Grant at phone number 888-403-4504. Luckily I've seen these scams a million times over the years so I didn't panic and read it VERY carefully. Plus why would I get a home warranty letter on my friends home? ??

In very small print at bottom it states we are not affiliated with your current mortgage holder.

I called because I cannot stand the idea that older people or less versed would fall prey to the scam, plus if I'm having a salty day I put it where it belongs... on these types of folks.

I called and asked how they got my info and they wouldn't answer me. Odd huh? Probably because I called from a bogus phone number so they didn't have that info as well, assuming they didn't have it already? They tried to act like it was legit then I called them on it and said I have a home warranty and I just moved so what's with the threatening tone of this BS letter? Then he changed his tune and said it was directed at people who didn't have coverage and if I had it I was fine. I told him if they sent me another letter threatening me like that again I would sue them for the inflammatory language and threatening undertones. Also stated I was reporting them for the scam/ scare tactics they're trying to push on people. He got an attitude so I snapped for a second and then hung up. Don't trust anything you get from anywhere, no matter which route you received it through. I check EVERYTHING! Then I post it on social media, send screenshots to my friends and family, so they're in the know and anyone else who sees it is as well. Look out for your people, and everyone else also.
