Unfair Portal Fees, Hidden Leases, and Deceptive Billing Practices

Beware of renting from Nexcel Property Group. They utilize an online Buildium tenant portal (://managebuilding.com) to engage in highly deceptive, dynamic billing practices. Once your lease auto-renews, they actively withhold and hide the physical text of the lease agreement from the online portal so you cannot verify your contracted rates.Once the contract is hidden from view, management begins unilaterally adding sudden, unexpected "junk fees" to the portal ledger mid-lease, constantly changing the labels and names of the line items to confuse tenants. Most egregiously, after an outside security incident resulting in a broken window—which was officially reported to the Memphis Police Department under Incident Report #2606023182ME—Nexcel attempted to illegally force the tenant to pay a $125.00 maintenance charge for the crime damage. When questioned, they text tenants telling them to "check the lease," despite actively blocking access to the document. They have also arbitrarily doubled monthly lawn care fees from $40 to $80 mid-contract without a signed lease amendment.A formal investigation has been launched against Nexcel Properties LLC through Tennessee Consumer Affairs and the Better Business Bureau for deceptive consumer billing. Prospective tenants should look up their ongoing federal court litigation (PacerMonitor) and stay far away from this company. They rely on intimidation and portal manipulation to extract unauthorized money from residents.

I have been renting from these people since 2021 and it’s took me over a year in a 1/2 to fix something then filed eviction cause they said I owed them 460 and 150 was for filing a eviction which I don’t believe they filed they just took my money . There low down sobs and need to be shut down never talk to a person unless they want to talk to you but if you call them forget it . They raised my rent to 1000 after it being 750 they have no heart I wish I could shut them down they stoled the house I’m in from me the old landlords wife sold it to them and I had a binding contract which was legal and the new wife stole all the money that I put down on the house which was 21 grand and I had 2 more months before contract was up but a person like me don’t have a lot of money to get a dam good lawyer wish I knew of one whom would fight for me and get me the house back I’m ready to file charges on them and the new wife cause the old landlord dead now which I believe she had something to do with that and his other wife . If anyone on here knows a lawyer that would work for me and not charge a arm and leg please let me know even a pro bono lawyer would be great and win cause I’d like to see these people lose .

SCAMMED ME

I recently applied for a rental property they have available in Memphis, Tn I applied yesterday, I tried to reach out today for an update, come to find out, they blocked my number, I can’t reach them at all, and btw they only use txt for communication, you won’t be able to get anyone on the phone. They use the same trick on a lot of people. They have you fill out the application and pay the fee which is $50, then they ask for a co signer to steal another $50 from you because they want the co signer to fill out a whole new application. This is evil and disgusting I don’t have any money to waste and I’m actively trying to find a new home and this just set me back. I’m also pissed at the fact they have all my personal information and I don’t know who these people are. I’m surprised Zillow is letting them operate on their website. This company is nothing but a scam beware and do not waste your time or money, I promise you I wish I had of known, I’m pushing the issue and pursuing legal action!

I applied for a house in Olive Branch and paid the $50. They come back to tell me I have a criminal background I have never been arrested. I have do have driving without a License from around 2000. They will not even talk to me they hide behind a phone and text you.

Filled out application action. And was told I need a co signer ok fine my cosigner has great credit only part is they base the choice off the low end such as credit card usage and such. So they gave me an option to lay more. Totaling 4925.00 to move into a house. 1575.00 a month because they false claim my cosigner didn't have good enough credit ( she went and had the bank pull it) they chose the lower part of her credit. Nexcel property group is a soul GRIMY MONEY HUNGRY people. They will charge you OUTRAGEOUS fees when you move out of a home and will not give your security deposit back. Stay clear. There homes are mold ridden and they half [censored] fix repairs. Save yourself the headaches and rent from someone else.

Nexcel Property Group definitely sounds suspicious to me. I received an email from zumper.com telling me to create an account to read message from Nexcel, which I did. The message from Nexcel read "Hi! I found your listing on Zumper, and I'd like to book a tour." I also received a message telling me the property is available for immediate move in, which was suspect to me because their was no mention of rental requirements which usually consists of making at least 3x's the rent, credit chk, rental history check, income verification, etc. All of which can take time to gather and verify and I hadn't given them any of that information. After I created an account, which consists of giving them my first and last name and email address only, I was able to view Nexcel's message which asked "Can you please confirm this time slot?" So I clicked on Schedule Viewing and got the message "I didn't qualify for a rental". I don't know who this "grace Skouteris" is who wrote that polite review about Nexcel but I would question her motives and interests. And I'd be skeptical of believing it considering out of all the reviews on this site, she has the ONLY positive review w/no suspicious behavior warnings about Nexcel. Though I'm sure others will pop up know to throw people off. My suggestion about renting from a company that isn't even registered w/the BBB is RUN and not walk the other way. If it sounds like a duck, looks like a duck and quacks like a duck, IT'S A DUCK! & Nexcel is the mother of ducks in my opinion.

Real rental, scam in the long run.

This is a real rental company, but they are completely dishonest people. They are difficult to get in touch with and operate out of another country. Only a select few people within the company are local, mostly the owner of the company. They lie and cheat you out of money. If something breaks in the house because it was old or not well maintained by the previous owner, they will lie to pin it on you and cause you to pay for expensive appliances like water heater etc. When it comes to leaving, they will do whatever they can to pin excess charges at an obscene rate to get more money out of you. I would absolutely never rent from them again under any circumstances. I have never had such terrible landlords in all of my time as a renter. Do not go with this company. Their houses seem cheaper, but will cost you so much more in the long run. Like I said, they will pin any house repair that is their responsibility on you and make up false charges to get more money out of you if you decide you want to move out. Which, inevitably, you will want to because they raise the price of your rental steeply every year.

I rent from Nexcel property group. It isn’t a scam. They are all virtual. My experience with them was I submitted a request to tour a home. They immediately got back to me and gave me the passcode to visit the home. It was a self guided tour, which was super convenient. Then I told them I wanted the home and they got everything set up for me. It was super fast and easy. They are very kind too! I came across this page when I was about to rent and this scared me, but just want to say that they are real! They are an awesome company to rent from too.

I called and got a voicemail immediately however in the middle of recording a message I received a text from the company saying that the home at 5304 Haleville was available for immediate Move In by Isabella as well as Tristan and was told to apply and I asked if I could view the house before I applied and was told that the property owner/manager would have to make that confirmation and that there was SUSPICIOUS in in itself because other than me being in need of immediate housing who applies for a home and hasn’t seen the inside of the property. So I applied. 2 separate applications 2 application fees and all of our personal information they come back hours later saying that someone has paid a deposit and will be moving in soon. My thing is why text me saying that the home was available when it wasn’t. I’m a Louisiana native and to whomever does wrong doings with my information you will be punished.! And I’ve already reported them to the BBB

I responded to an ad for a rental property stating to be this property company. The phone number goes directly to voice mail but they responded to text messages. They provided information on how to access the rental property for a tour and an email link to fill out information to be considered for an application. They would not provide a name or phone number for a property manager or owner via text or email and stated they would answer questions via email if necessary. Requests for more information regarding the property, who owns it and who is responsible for management of it have not been answered.

We are a fully virtual management company. We are able to provide a better service by operating this way. It is definitely a different way of property management than what most are used to. Generally if someone is able to get you a viewing of the property and they are using a portal such a Buildium for advertisement and rent collection, they are most likely legitimate.
