I got same type offer for my house , price is much higher than market price, I am kind of suspicious this type transaction, does anyone know more information about this company or this type transaction?

Received an offer from this LLC to purchase house for FMV (according to what Zillow estimates). The boxes of terms were pre-filled in; how much cash at closing ($160,000) the remainder to be paid on a 60 mo. note at 4.2% interest only payments. Balanced of principal paid at the end of the the term. I see several red flags; 1. defaulting on payments then it is up to me to regain possession of property. 2. they hang on the property which will most probably appreciate at a higher rate than the 4.2% and sell it off on or before the 60 mo. term.

As a real estate investor and developer, our office does send a "letter and offer" to the owner of a property we are interested in purchasing. The offer is a "calling" card and is not intended to be signed...it is to show the seriousness in our intent to purchase and begin a conversation. We do not hold any knowledge of the property owner's age or status. As the property purchase industry has moved to "principal to principal" transactions, mailing a letter, postcard or unsolicited offer is commonplace. As most owners do, if they are not interested, they deem it "junk" mail and discard it.

I received a letter from this organization with an offer to buy my home. That's ok, but what isn"'t ok is that the offer was for less than half of its assessed value per real estate tax base. In fact the offer was only slightly higher than what I paid for the home over 20 years ago. I am 87 and am concerned that organizations like this one are preying on older couples who may be in need of money but who are not financially aware of current conditions. I called the number given and got a voice mail in-box, but asked to be removed from their mailing list. I would not have a problem if the offer was within 10% of fair market value but at less than half FMV I am really concerned at what is going on here and the impact this kind of real estate offering might have on less aware senior folks.
