I just received a suspicious postcard. I googled it because I thought it was a scam.

Received a Final Notice letter from Home Warranty Division with no company name. The letter had the name of my old mortgage lender and stated the notice was to inform me that our property's home warrant may be expiring or has already expired. The letter threatened a lapse in coverage. The letter was signed by Vicky Mercer, Program Director. I called the number and they required an initial payment and monthly payments. When I said I would call back later, they said they could only take the money at that time and would not be able to reopen the claim if I called back.

We just took out a home loan with 21st Mortgage and this letter names them specifically. The small print at the bottom indicates they are not affliated with our mortgage holder. It includes the mortgage holders full name but our current address, not the address of the property we just purchased.

Did not call the number as that will just put my number on their 'active phone list' and I will be inudated with spam calls which can't be stopped. There is also no company address or email information. Just an 800 number. The notice date is 5/8/2025. Expiration of supposed home warrenty is 5/23/25. Customer ID is HWP7153336. The number does not correspond in any way with our actual loan account number.

Important you contact our office at 888-421-5993 upon receiving this notice to avoid any unnecessary delays in you coverage before May XX, 2025, etc, etc, whole page of scaring. Signed Andy Perkins, Program Director. There's a Property Code: XXXXXXXXXX referenced.

Fake home warranty "expiration".

Mailer stated as an IMPORTANT NOTICE posing as a Home Warranty company attached to a Mortgage Lender (Tristar Finance in my case). Mailer contains a "voucher" that is looks very much like a check. The mailer has threatening language: "This letter is to inform you that the propter's home warranty, at..., secured by (Tristar Finance on my mailer - could be other company names on other mailers) may be expiring or may have already expired." The fear inducing language continues.

If you call their number they are VERY AGGRESSIVE & VERY PREDATORY in trying to scare you into "buying" their "warranty" service - which I doubt even exits. They will not get off of the phone with you even if you are saying no. They will continue to try to manipulate you into giving them your credit card information and charging money to your card, etc. They are unfettered by calling them scammers and predators and will continue to try to manipulate you into giving them money.

Received a pink letter by postal mail. The letter identified our property address and mortgage lender. It warned that our home warranty is expiring and purports to be “Final Notice”. The letter requests you call a phone number to “bring your warranty up to date”. No identification of the business.

Postcard indicating "mechanical systems" expiring 5/16/2025 with registration required to continue coverage. We just did a remodel so i am assuming they got our information from a legitimate warranty list somewhere.

I have received multiple letters and final notices from the "Home Warranty Division" of US Home Guard, requesting that I contact them to avoid unnecessary delays to keep my home warranty coverage up to date. They included my complete contact information and lender information. The letter also warned that I could be held liable for all costs associated with my home repairs, but that there may still be time left to activate a warranty "before it's too late".

Received a double sided postcard, one side has Home Warranty Division. There is a table that says type of location: dwelling, component element carrier: mechanical systems, coverage area: inside/outside, and an expiration date, etc., a registration id and pin number call 1-888-413-5452 for uninterrupted protection. Registration is required for continued protection. The other side of the postcard says County Deed Records with the same table and details.

We received a postcard in the mail for an expiring home warranty for mechanical systems with a statement that our warranty (which we don’t have one) is expiring. They state that we need to call the phone number included to continue our home warranty coverage. Seemed like a scam so we opted to report it here.

Letter gives 1-800-692-4491 as contact phone number. They used all of these notices: IMMEDIATE RESPONSE TO THIS NOTICE REQUIRED, then IMMEDIATE REPONSE REQUESTED, and then finally PLEASE RESPOND BY: 5/9/2025.

They list my home's address and mortgage lender, saying that the home warranty may be expiring or has already expired.
