Fake Home Warranty Scam Reports & Reviews (52)

- Philadelphia, PA, USA • Jan 16, 2026

They mentioned that a home policy warranty was expiring and that we had to respond by a certain deadline to keep it active. It would cover the cost to repair or replace appliances and other items in the home. We had to pay $500 for the first month and then about $300 per month after for 18 months. This would give us coverage for 3 years.

Received a mailed letter claiming to be our Mortgage Lender for a final notice on home warranty.

- Highland, NY, USA • Jul 31, 2025

My husband received a letter in the mail urging him to call 1-888-404-4504 before August 7th, 2025. At the top it listed Home Warranty Division with a bar code below, a customer id, an expiration date along with "LENDER INFO: CLASSIFIED FOR PRIVACY." We thought it was suspicious because we do not have any home warranty. The letter indicated that attempts have been made to contact my husband. Further down it reads, "Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs. The letter is signed by Vicky Mercer, Program Director. Their hours were listed as Monday - Friday 6:00 am - 7:00 CST.

I have received four different letters in the past three to four months from a Vicky Mercer, Program Director at Home Warranty Division stating my home warranty may be expiring or as already expired. Each of these had a different customer service ID and expiration date.

A "Warranty Replacement Notice" postcard arrived U. S. Mail from "Homeowner Protection Division" stating that registration is required for continued protection of dwelling's mechanical system, inside/outside. Call 1-888-413-5452 for uninterrupted protection. It gave a registration ID: and PIN number. No business name anywhere on the card. Business hours M-F 6am-7pm CST, 10am-4pm CST. I did not call the number.

Homeowner Warranty Protection Scam ... Just has the 888-413-5452 number, and no other company information on the postcard that was sent via US Mail from Dallas, Texas.

- Philadelphia, PA, USA • Jun 25, 2025

Repeated mailings marked as "final notices" secured by American Advisors GRP. The contact's name listed is Andy Perkins Program Director 1-888-421-5993. The notice threatens my "home warranty" and threatens that it might expire unless I contact Andy Perkins. I get one of these in the mail at least once a month, saying that "Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs. However, you still may have time left to activate a warranty on your home before it is too late."

- Fairless Hills, PA, USA

WARNING: "County Deed Records" "Home Warranty Division" postcard scam. Details in comment. BEWARE of spam postcard we received today that only lists a phone number (-1-888-413-5452) & "County Deed Records" which is NOT from unknown location. It warns that "REGISTRATION IS REQUIRED FOR CONTINUED PROTECTION." I Googled the phone no. & for info including this from Better Business Bureau

Home warranty update scammer

- West Chester, PA, USA

Postcard received via USPS from a Dallas, TX "First-Class Mail Presorted" Permit No. 2650. Labeled as "Home Warranty Division" on one side of the postcard and "County Deeds Records" on the other side. Only share a phone number (888-413-5452) - no business name, address, website or anything else. Include a Registration ID and PIN (which is likely 100% bogus) and a message to contact their offices before it's too late. Postcard is going to be recycled shortly as you apparently received several complaints about this scam.

I got the card in the mail. It looked very official, with lots of information on it, but nothing identifying who sent it to me. I was suspicious so I looked it up online and your site said it was a scam. Just letting you know I got it mailed to me at my home in Greencastle, PA yesterday. Thanks and keep up the good work.

Received a post card without any identifiable name, only a phone number requesting I call to renew my home warranty (which I do not have)
