"Daniel Arthur" at "Axium Rehab Lending" was referred to me by another intermediary lending company. His online presence looked legitimate and I was led to believe that he could finance 100% of my fix and flip. However, he turned out to be a low life scammer. After I wired him the supposed "refundable" $4,844 in upfront fees to have him place the 3% earnest money deposit into escrow, the title company said they never received his deposit. He insisted that the bank that the title company is partnered with was completely at fault (which seems like a recurring excuse he utilizes to deceive potential clients because I noticed that he said the exact same thing in a response to a similar complaint on this site). He kept suggesting that the bank "lost" his 3% earnest money deposit and refused to refund my money. I am certain that he takes the time to doctor wire confirmation documents to buy time while he pockets the upfront fees and runs away with it like a [censored]. He let my deal fall through and made me look bad to the seller, effectively putting a dent in the relationship. "Daniel Arthur" and "Axium Rehab Lending" is first class fraud. This dude makes me sick. Also, to those reading this on this website, notice how all of his "positive reviews" are posted all together on one day (Dec. 2). Very slick... *insert facepalm*. I guess, forging fake documents isn't the only thing he does behind his computer. If that doesn't smell like a scam artist, then I don't know what does.

Axium Rehab Lending claims be at this address: 329 N Main Ave, San Antonio, TX 78205 upon calling the office to verify, the assistant let me know this lender is not at this address. They are using the address for Commerce Finance as a cover up.

Beware as they claim to fund 100% of the transaction after sending $3000 in fees with the application. This is an unethical practice. If you verify the NMLS # you will see their number does not match:

This Seattle Fix and Flip was purchased for $170,000. We funded a $170,000 loan that included 100% of the rehab costs. The property was repaired and resold for $280,000.

This wasn't true. As a matter of fact. The delay was from her bank. The funds were funded for this particular client. But the client bank was short down. For that reason the funds were delayed. All thanks to the bank, We have finally resolved the issue.

Axium Rehab Lending led me to believe that they have wired the funds that I borrowed from their company with a proof of transaction.

They will ask you to send the fees to release the funding but they will give you all the excuses.

Do not believe in everything you see or hear from them. Daniel Arthur is a scammer...
