I recently purchased a property. I got a paper in the mail that looks very much like an official bill (eg a real estate tax bill) from 'Property Site' asking for $123 saying this is for a 'Recorded Deed Notice.' The 'bill' lists the address and parcel number and purchase price of my property (all publicly available info). In very fine print, it states this is not a bill but rather a service. It is highly misleading and formatted to be mistaken for a bill for an official real estate purpose.

Their personal information is all over this letter. I called the company to inquire how they got MY address to send this information to me and the guy said it was public record and mistakes could be made and he hung up on me.

I recently received a letter through postal mail from a company called "Property Site" that appeared official and urgent. The letter, titled "Recorded Deed Notice," strongly recommends that all homeowners obtain a copy of their Grant Deed and includes specific information about my property—something that felt invasive and unsettling.

The letter requests a payment of $123.00 for a copy of the deed, implying that action is required by including a "Please Respond By" date. While it may look official at first glance, with top all CAPS print, is a disclaimer stating that the product or service is not approved or endorsed by any government agency.

This kind of misleading tactic seems clearly designed to manipulate homeowners—especially those who may not be aware that they can obtain these documents themselves at a much lower cost, or even for free in some cases.

Please be aware: this is not a legitimate government request. Do not be misled or pressured into paying these scammers. If you receive a letter like this, ignore it and report it.

The letter has all my home information however this is all public information. It recommends that I pay $123.00 to get my current deed and other info involving my property. The "fine" print at the top of the paper states: "THIS SERVICE TO OBTAIN A COPY OF YOU PROPERTY ASSESSEMENT PROFILE IS NOT ASSOCIATED WITH ANY GOVERNMENTAL AGENCY. YOU CAN OBTAIN A COPY OF YOUR GRANT DEED OR OTHER RECORD OF TITLE FROM THE COUNTY RECORDER IN THE COUNTY WHERE YOU PROPERTY IS LOCATED FOR A NOMINAL FEE.

This is basically a third party trying to charge you to do something you can do yourself and possible for a smaller fee.

The letter looks like a bill from a county recorder's office. The letter contains the addressee's property address and recording date of the property. The letter requests the addressee to pay a service fee by a specific due date.

Recently I retitled my home in connection with a trust I had set up. I received a RECORDED DEED NOTICE from this company - PROPERTY SITE - which stated that there was a "Service Fee" of $123.00 for a 'Property Assessment Profile'.

It all looks very official and governmental, and contains a 'Parcel Number' and other detailed information for my home, and would make you think that it was a fee for processing your title. IF YOU READ THE TEXT AT THE BOTTOM OF THE FIRST PAGE, it says "This is not a bill. This is a solicitation. You are under no legal obligation to pay the amount stated, unless you accept this offer." It also says several times "THIS SERVICE...IS NOT ASSOCIATED WITH ANY GOVERNMENTAL AGENCY."

Although I would definitely call this a scam, you have to READ THESE "BILLS" THOROUGHLY to prevent getting ripped off!
