A potential buyer sent a offer to buy, via US Mail, in the form of a COMMERCIAL AND INVESTMENT REAL ESTATE PURCHASE AND SALE AGREEMENT. He offered approximately $100,000 over the property value. This appears to be too good to be true -- if it quacks like a duck it is a duck. This property is for sale. This offer would tie up this property for 2 full months, preventing any other legitimate sale, without any compensation to the seller, other than being able to retain $25,000 of the escrow funds. But, that probably would take attorney fees to actually collect.
