Woodward Land Company = Lowball Scammer looking to steal from Old Folks

Richard Dunmore at Woodward Land Comapny in Bloomfield Township, MI offered my 87 year old mother $104 per acre for over a 100 acre property. The website saies, and I quote, "Our focus is, and has always been, to purchase privately owned property at a fair price." Is $104 per acre a fair price?

People in Emmett county MI have been flooded with low ball from companies like this one. Some Charlatan has been teaching massive numbers of people how to be pests via the parcel search functionality at the assessors offices. Only people with a -100 IQ would accept the low ball offers from this company.

Company sent USPS mail in handwritten envelope requesting to purchase land that I own. They promise to pay 100% of my closing costs, title expenses and escrow fees. The request included a purchase agreement with my land parcel number (missing two digits), with a legal description that does not match the description on my deed. If I agreed, they want me to sign and submit the purchase agreement by June 24, 2018 at 11:59PM when the offer would expire. Not business as usual to transact a purchase in this manner. Please investigate!

I agree this is not the traditional way to buy real estate but we have closed many transactions since we began operating and only use well established title companies as an intermediary. I would encourage you to look up our company on the State of Michigan Corporate Search site or contact us directly for the title company we use and you can call them to ensure our validity. We are only looking for property owners willing to sell their land, we do engage in high-pressure sales tactics.

Type of a scam Fake Invoice/Supplier Bill

Wanting to purchase a piece of our land. Included was a purchase agreement. Had parcel number & legal description but not a "LEGAL" legal description.

( I'm a real estate Agent, joke's on them). Also no dollar amount was written out. Obviously they are not very educated people.
