Misleading Land Listing and Withheld Material Information

In early 2024, I signed a land contract with GovernmentAuction.com LLC for a lot in California City, CA. Their listings contained misleading visuals and vague descriptions. The photos did not accurately show the actual property, and when I asked for zoning, access, and permit information, they told me to contact the county myself.
They later admitted that I shouldn’t build on the land until it was fully paid off (which would take years). Additionally, they stated that if I defaulted, anything I built would legally revert to them. This creates a predatory scenario with financial risk for the buyer and little transparency up front.
After multiple written requests, I was told the contract was canceled, but no refund was given. I believe the company engages in deceptive practices and takes advantage of buyers who may not be familiar with land development rules.
Consumers should be warned to conduct serious due diligence and not rely on any materials provided by this company.
