I recently received a deceptive letter from a company called 'PROPERTY SITE' after transferring my house title to a living trust. This letter demands a $123.00 service fee to obtain a copy of my 'Property Assessment Profile.'

This is a clear scam, as the information they claim to provide is readily available from public records at no cost. It's designed to prey on unsuspecting homeowners, especially those unfamiliar with property records.

I urge others to be vigilant and disregard any similar solicitations from 'PROPERTY SITE' or other companies offering similar services.

This type of predatory behavior should not be tolerated. I believe strong action should be taken against these companies to prevent them from exploiting homeowners and profiting from publicly available information.

I received the same notice as others. However, some of my info was incorrect. When looking them up, I see they've been doing this since at least 2014 and they've also moved from town to town. No additional paperwork as offered by Property Site (or someone similar) is necessary because the owner's property title is recorded by the County Clerk and the evaluation comes from the Appraisal District. This is how they get your info in the first place, so don't be fooled!

Received a letter in the USPS, identified as "RECORDED DEED NOTICE". The letter goes on to address recommendation to obtain a copy of "their Property Assessment Profile", including a complimentary copy of "your current Grant Deed or other record of title." for my current address. Letter also indicates that the the deed had been transferred from me to my updated trust documents. Specific information is identified about the property and it was most likely obtained from public records in the county in which the transfer occurred. This is the personal information that I believe is at jeopardy.

The scammer "PROPERTY SITE" sent a letter that very closely resembled an official letter from the County Tax Collector's Office. The letter copied font styles and formatting used by County government agencies. The letter looked like an invoice. It had several bar codes that resembled real bar codes used by government agencies and the post office. The letter pulled details from public information about my home, such as recording date, year built, square feet, land use description, and legal property address. The letter made me feel as if I needed to pay $112 in order to get a copy of my property assessment and that a "complimentary" copy of my grant deed would be sent to me. The letter listed many real estate facts that seemed very official, such as total assessed value, total assessor market value, total tax amount, tax year, subject property legal description, comparable sales data, area sales & tax analysis, tax delinquency, homeowners exemption, tax exemption, prior transfer recording date, flood report, recorded transfer date, sales amount, and square footage. There was a fake Record ID#, a Service Fee of $112, and a deadline for me to respond by. Although the letter DID include a disclaimer that "this product or service has not been approved or endorsed by any governmental agency, and this offer is not being made by an agency of the government," the letter obviously looked like an invoice which was due immediately. The "complimentary" copy of my current grant deed was already sent to me by my local county agency FOR FREE. No one needs to pay $112 for these services which are sent to homeowners already, by the county, for free. I worry that senior citizens would fall for this fake letter and mail in checks for $112. This company should be stopped and this type of slimy tactic should be considered elder abuse!
