This company is 100% fraudulent. I discovered the scammer cloned the website of a legit mortgage lending company. I was contacted on July 11 by Herbert Johnson on Facebook messenger. He shared his private money lender, “Steven ***** with WMW Mortgage.” He assured me that this was a legit business and he had done business with them in the past. I applied on their website and was contacted by Steven. He sent me my loan papers and assured me that he could fund my closing. Purchase price was $39,000 plus he would loan me $10,000 for rehab. I paid $4,185 in closing costs. When it came time to close, he stopped responding to the title company. He said he would send a refund but he never did. The money was paid through Zelle and I was unable to recover it. I contacted the number that I sent the money to since it was supposed to be the “paymaster”. The person responded that they were also scammed by this company, and I basically paid them back the money they were scammed. The persons name is Cindy ***, ###-###-####, and she refused to send my money back. I have been trying for months and no luck. I still see “Herbert Johnson” in real estate investing groups recommending this company trying to scam other investors and I try to warn them every time. I submitted fraud reports online but haven’t been successful getting my money back.

WME Mortgage - Steve McCoy and Humphery Peterson - Indian voice

Just like this post and the other below it. Facebook groups online. Someone reached out to me sharing the website for a private lender they used WME Mortgage on 150 Gay St, Columbus Ohio address is boarded up Steve McCoy Posed as hard money lender but after request for payment for closing cost via Wire Transfer, it became very clear it was a scam. Spoke English but was very difficult to understand. Sent money for the property we we're buying with the loan to get appraised, but said they were just going to use comp data. Again, many red flags but gave benefit of the doubt. Don't make the same mistake. Stay clear. They intentionally wait the day before your closing date to increase urgency and stress so that you'll send them money. BEWARE! THEY ARE LIEING THIEVES!

Red Flags Galore

Posed as hard money lender but after request for payment for closing cost via Zelle, it became very clear it was a scam. Also, found the legitimate website that they copied. Took phone calls but said we needed to make an appointment? Spoke English but was very difficult to understand and wouldn't be surprised if that was intentional. Never had the property we we're buying with the loan appraised, but said they were just going to use comp data. Again, many red flags but gave benefit of the doubt. Don't make the same mistake. Stay clear. They intentionally wait the day before your closing date to increase urgency and stress so that you'll send them money. BEWARE!

I'm a new real estate investor and involved in multiple Facebook groups online. Someone reached out to me sharing the website for a private lender they used. I checked their website WMEmortgage.com and it appeared to be legit. I applied for a loan for an investment property I was closing on. They sent the loan disclosure and everything and to that point appeared legit. They requested I send them the closing cost money, $4,185, via Zelle which I did. We went back and forth with the title company, and ended up not closing because they never disbursed the funds. They said they would provide a refund but it has been two weeks and now they're not responding. I have looked into their website further and see they cloned their website from a legitimate one. Their office location, 150 E Gay S, Columbus, OH is also fraudulent.
