Do not fall victim to this company's deceptive practices whereby they insinuate that in order to get certain property records, you must pay their services. YOU DO NOT NEED to pay them anything. These deeds come by way of the county or your lender.

There needs to be a class action lawsuit against this company. Happy to join forces with anyone that wants to pursue that.
Property Site is a SCAM

Their statement they send looks like a bill or an invoice of money owed. It states in bold letters as the heading of the page "RECORDED DEED NOTICE". People, expecially the elderly and first time home buyers, will not know how to understand this and just send them money because it looks like a bill. Its just not fair they can get away with this. It is not recommended like they say that all homeowners obtain a copy of the Property Assessment Profile. Its totally scam and they shoudl be shut down.

Threating property if not paid 107$ for fake deed recording....mail stated 2000k fine 5yr imprisonment on leter....

After purchasing a home, the grant deed document is typically provided for free by the title company, or is available via county records for free or a very small fee.

Property Profile sends physical mail designed to look like an official billing notice. It includes disclaimers stating that it isn’t endorsed by any government agency, but otherwise tries very hard to give the impression that it’s required as part of the home purchase process. The letter offers to provide a Property Assessment Profile together with a free copy of the Grant Deed, in exchange for a large (over $100) service fee.

This is technically not illegal; they are offering a service (the assessment profile) for a fee. However, this profile consists entirely of extremely basic publicly available information, of little or no value. The letter’s presentation as an official billing notice, together with the mention of providing a grant deed, is designed to trick the recipient into believing that this profile has nontrivial value, or that the fee must be paid as part of the home buying process.

• I received a notice in the mail from Property Profile today. I added my home into my recently created trust last month. This dispicable company sifts through public records to find property that has changed hands or have been modified in some way such as mine to find their victims. The notice looked very official as a tax notification would look. After a closer look, i see that they are wanting to charge me $107 for the history of my property and a deed. This is ALL infornation I can obtain myself FOR FREE! They use nefarious business practices that target unsuspecting home buyers etc. If the intention isn't to scam and simply offer a a service for a fee then why the official looking document that doesn't even display the correct parcel ID? It was close though. This is done purposely to trick people into believing they have to pay this fee or "something" will happen to their property or the information won't be recorded correctly. I know this because this was my initial thought when I opened the letter. Regardless of this companies rebutle, their intentions are very clear, to trick and scare you. This is the perception despite their definition of reality. Perception is all that matters. SHAME ON THEM! I can't imagine how many people fell prey to this deceitful company.

I received a notice, Record Deed Notice, through mail, and it has a Record ID# , and asking me to pay a Service fee of $107, and to respond by 6/24/2022. It looks legit because they listed my parcel number, my address, Recording date, year built, the Square footage, Carrier Code, and everything has to do with my real estate property.

I called Property Profile first to check why I need to pay again for something I paid like two weeks ago when I made corrections to my deed but was closed and then, I noticed the address is a CA address, and I live in GA. I called Cobb County Superior court and was told it is a scam, don't pay it ,and they have been receiving so many calls in that regard.

After we filed a Deed for our client with the Allegheny County Recorder of Deeds, our client received a letter from Property Profile requesting a payment of $107.00 to obtain a copy of their recorded Deed. Our client is elderly and was going to pay the fee. Luckily, our client's daughter reached out to us to make sure it was an actual invoice.

This company appears to charge for a service you can obtain yourself for free. All information they are promising to provide can be obtained publicly. From viewing complaints filed appears they don’t send anything back. You mail if using the postal service to their “processing center “ at P O Box 2199, Corona CA 92878.

Don’t be taken by this company.
