**Suspect:** Mario Garcia, National Home Partners, 10488 W Centennial Rd, Littleton, Colorado 80127

**Incident Details:**

I entered into a real estate transaction agreement with Mr. Mario Garcia, representing National Home Partners. The property in question is located at **** Travis, Amarillo, TX 79118. As a commitment to this agreement, I provided an earnest money deposit amounting to $18,000 with a stipulated move-in date of September 1st, 2023.

However, as the move-in date approached, Mr. Garcia failed to provide a signed and dated copy of the contract, despite multiple requests. On date of move-in, Mr. Garcia notified me that the homeowners were not ready for the transfer of possession, contrary to our initial agreement.

Furthermore, after conducting online research, I've discovered a recurring pattern of numerous to say the least similar complaints against Mr. Garcia and various companies he's affiliated with. These allegations share common elements: failure to provide signed contracts, violations of agreed-upon move-in dates, and questionable management of earnest money deposits.

**Estimated Loss:** $18,000 (Earnest Money Deposit)

**Supporting Evidence:**
- Communication logs (text, email) with Mr. Garcia requesting the contract.
- Proof of earnest money deposit transaction.
- Online reports and testimonies related to similar practices by Mr. Garcia under different companies he has owned and operated.

I suspect potential fraudulent activity and misconduct in this transaction and am concerned about my $18,000 earnest money deposit. I am submitting this report to document the events and seek any assistance or guidance on retrieving my funds and ensuring such malpractices are adequately addressed.

National Lease Purchase are scammers. Do not do any business with them. The owner is Mario Garcia

Well known and documented scammer. Sets up fake businesses and moves states frequently. Protect yourself from Mario and others running this scam. To do so follow these rules.

1. Never do business out of state. If you do and you get scammed, your state and DA won’t be interested in building a case.
2. Only meet at the legally registered business addresses. Not the address on his website which can be fake and easily changed. His CO business addresses were fake. We know because we visited them.
3. Never send payment to PayPal, Venmo etc. Only a wire transfer to a big bank and to the same name as the registered company. Legit businesses only work with major banks and setup a business account that they verify to prevent fraud. Using a tax ID registered with the irs and state. Small no name banks are easily scammed. Big banks will be held liable if they accept a wire for a fake business account.

Mario has setup many fake accounts here. Do you think happy customers would come here and post their story? No. You only google and search when you have a bad experience.

This is 100% a scam. He has taken advantage of many people nationally. To protect yourself from him and everyone else taking advantage of this process do the following.

1. Met him at his legally register business location. Not the address on his website.
2. Have a professional review the contract.
3. Do not make payments on PayPal, Venmo etc. Do a wire to the bank account directly to protect yourself.
4. Document all phone numbers, email addresses and record conversations to help us build our case against him.
5. If you’re not in CA, work with someone in your state and follow the same rules above. If you don’t. Your state will not be interested in helping you reclaim your money in another state.

I was transferred with mircosoft to Phoenix. I had to move quickly and I didn't want to put my kids in an apartment or in one school then have to move them next year. So signing a lease was not what we wanted to do. I came across a rent to own home with National Lease Purchase and it was an deal made for me. We saw the house, met the owner and signed a contract in 3 days. I hope to be getting a mortgage in a few months.

How is it going ? He ripped me off

We signed on with National Lease Purchase. We worked with Mario and Mike. It took exactly 17 days to finalize the agreement with our buyer. I'm not sure what all the fuss is all about. We had 3 people apply and we went with the strongest application. Collected the rent and the down payment. It was kind of a no brainer.

How is it going ?

Mario has owed me over $10,000 for 8 months and counting. Tenant is in the house, Tenant paid Mario the Down payment that was to be forwarded to me. It never Happened! Be wary - do not trust him or this company!

Check the National Lease Purchase website lately? The (fake) properties offered are gone. The (fake) team and (fake) contact names are gone. The (fake) page links are dead. I'm glad it was a no-brainer to get your first (and possibly last) check. Mario is a thief but he is very good at lying about his progress to send the money that is due. Time to TurnTheTable.

Signed an agreement with Mario on my Property. I always had to call him, he never called when he said he would and still hasn't to this day! On the 23rd of Nov I sent him 'in writing' saying to CANCEL our agreement and take down their listing(s). To date (30 Nov) Mario hasn't done so and is dodging my calls. When Mario put up his Rental listing he somehow had Zillow and Trulia take down my FSBO Listing. I should have listened to my gut feelings about this guy and company and NEVER attempted to do any form of business with either. Time and again Mario has PROVEN to be Non-Reliable and Un-Trustworthy and agreeing with all the Reviews a Loser and Petty Scammer. DO NOT TRUST THIS MAN OR NLP ... (unless you want to be screwed like me and looks like many others) I will gladly join anyone else in the endeavor to STOP Mario and his cronies if they have filed a lawsuit, am considering one myself after meetings with my Counsel! He has MOST LIKELY cost me a sale and I would suggest anyone run as fast as they can in the opposite direction of this man and NLP. Also, I am in the process of filing a complaint with the BBB and his local Chamber of Commerce and contact the District and State Attorney to see what they may have on them. I would suggest everyone do the same. I hate Dishonesty and Thieves.

Seems funny you responded to my post unless you are in fact Mario or one of his cronies? What does my post, even remotely, have to do with storming the capital? That didn't happen by the way - they were let in and catered to and set up by the Demo/Socialist. You must be one, WOKE and a total [censored]! I actually squeezed by and was able tp keep from being scammed by NPL and put my post up to hopefully help others.

how did you get scammed? Sounds like you cancelled, and to be honest you sound a little like one of those guys that stormed the capital.

Dennis was actually let go as a client. We had 2 families that made counter offers on his home and he became enraged that they didn't see the value in his home that he did. We mutually agreed to part ways after he told a 23 year old female in our office to go F herself. Our company is not returning calls to Dennis because of his unprofessionalism. In the link he provided in this review, it leads to a deactivated listing because he was released. His for-sale listing has been active since summer and is still on Zillow.com. The use of the word scam is ridiculous. He signed up with us for 5 days, had 2 showings and both parties made counter offers to his price. He declined and our buyers moved on. It was because of his rude nature in our conversations that he was terminated from our contract.

I got the price I wanted for my home at the end of the day but I had to wait. He renter took just over a year to get a loan. But that's okay it worked out as good as possible I suppose.

We bought a home from National Lease Purchase. After moving in we noticed a few issues with the plumbing in the bathroom. After about 4 weeks we came to an agreement with the seller and National Lease Purchase to get it fixed. It could have been done a little more quickly but I'm happy it got figured out.

We just got a really nice home from National Lease Purchase. We gave them our deposit and the owner our first payment. No issues so far. We did have to clean the home ourselves which was annoying but that was it.

I wanted to give my two cents. Our home sold to our tenant from National Lease after 15 months. Got the product as advertised.

hahah believe it or not our home sold on the 24 month of the rental. What a relief I was a little skeptical going into this but it did pan out. I would do it again in the future.

A little over a year ago, we paid Mario Garcia, operating as Orange
Box Project, over $4,000 as a deposit on a house, in addition to $250 in application fees. We later learned that the house was not available after all. We promptly requested a refund. Over the next weeks/months, we sporadically received small payments, but we are still owed $1,350, and Mario has ghosted us. He took our money and decided to keep it rather than return it to us, which is theft.

DO NOT DO BUSINESS WITH MARIO GARCIA/NATIONAL LEASE PURCHASE/ORANGE BOX PROJECT, unless you just want to fund his crooked schemes and receive nothing in return.

This man steal from hard working people! He will keep money for home he is supposed to lease to you, and if the owner backs out prior to move in date this man won’t return your money! In reading these reviews it seems to me that there are some buyers that want their down payment returned by the landlord when they fail to buy the home. I believe the concept of rent to own is that a non-refundable deposit is that..non-refundable. If you bet on yourself to buy a house and then don't your money would not be returned. I signed up with NLP to ensure that my tenant had skin in the game. This money will not be paid back, that's the point.

Hello I am the owner of 6646 Sterling. Jacinda Neal signed a contract with me and only paid $17,000 or $26,000 required to buy my house. She tried to sue me but lost because she NOT me breached the contract. She took my daughters townhouse off the market for over a month then tried to make payments on the rest of the down payment. Now she wants to take to the internet only telling half-truths. When you sign a contract you must follow it or there are consequences. National Lease Purchase did what they were supposed to do. Be honest Jacinda - Michael.

I did a lease to purchase with Mario Garcia and paid him 17K for a home he never leased to me. The owner backed out and Mario refused to return my money. I’m now suing him and will proceeding with the court filing this month with my attorney. He is a scammer and thief. I will continue to pursue Mario legally until I get my money back. I’m suing him and everyone in involved. Including Angie his assistant who is helping with the fraudulent deals. I have the time and the money to fight this legally. Mario Garcia is a top scammer. Stay away from him. He has changed his company name several times. Also known as orange box project .

I went back and reviewed your contract, you were supposed to pay $26,000 down not $17,000 the owner didn't back out he wanted all the money you were supposed to pay. He's not obligated to pay you back if you come up short?

Hi Jacinda the owner did back out of this deal but he kept your money not us. The $6000 we had was returned to you. The lawsuit is against the owner and I do understand that you paid the deposit to us and we wired it to the owner but you need to tell the actual story of what happened here. In and effort to make things right we would be willing to help you get the money back please call our offices. We are very very disappointed in what the owner of the home did to you. But we are not the bad guys here.

We paid our $25,000 option deposit that goes toward the purchase of our home. We did a self guided tour and put in an application. We got approved in about a day. We paid our deposit and met the owner at the house to get the keys. It was nice to work with someone that sees our potential. We have great jobs and just need to work ona our credit a little bit because of some medical bills. And the banks don't want to listen.

Is this the same Angie, that helps Mario with his scams and stealing from hardworking people. Angie I suggest you back down if this is you. Your already named in my lawsuit. Along with your entire criminal ring. This is the year the scamming comes to an end.

We actually had a problem to start, our new home had a leak in the roof but the owner and NLP helped us get it fixed which I thought was nice. The hurricane did minimal damage to the house but a tree fell down and took some of the shingles off the roof. I appreciate the company stepping up for us.
