I am a landlord and I was looking for a tenant for one of my rental homes. I was working with a real estate agent who was managing this rental listing. An individual named Lita Logan contacted my agent and sent in a rental application as a prospective tenant. She said that she owns the business "Even Score Property Management" and that she was relocating from California to Georgia to be closer to family. She never saw the home in-person. We approved her application as her business bank statements, tax returns, and credit score were acceptable. Throughout our interactions with her, she was very slow to make necessary payments (security deposit, first month's rent) and made many excuses that did not make sense. We eventually ended up agreeing to meet her "sister" in person to receive payments. When we met the "sister", we realized that the "sister" was in fact a former applicant that we rejected for poor credit. We confirmed this when the "sister" gave us a certified check that had her name on it and her contact number matched the number in her prior rental application. (We later got a copy of her driver's license and it matched the one from her prior rental application.) We realized that Lita Logan was likely applying to be a tenant so that her "sister" could actually live there since her "sister" got denied. We do not believe that Lita had any actual intention to move to Georgia or stay in our rental property. In addition, we do not think the "sister" is even Lita's sister, but actually a client. We looked more into Lita's business and found her Instagram page (@_evenscoreproperty_). Judging from her Instagram page, we believe that Even Score Property Management's business model is one based on false intentions such as this. There is a post about Eviction Assistance, where she touts that she can get her clients 6 months - 1 year free of rent. I believe that Lita's plan was that her "sister"/client would move in, not pay rent, and squat throughout eviction proceedings for 6 months - 1 year.
