I received info from my brother-in-law about a Craig's List rental listing in early June,2023 for a furnished apartment in Abington, MA that seemed too good to pass up. The contact was the "property manager" Judy Goff ([email protected]). In the listing there were a number of general questions which I completed and sent to her. She approved me immediately but said I could not move in until the end of the month nor visit because a grieving family needed their privacy. She also said that she was suffering from "tinnitus" and couldn't talk on the phone. I was so desperate for the apartment that I overlooked these odd things. I thought they were amateurish but still assumed the listing was legit. Judy Goff (the "property manager") e-mailed me a "lease" and told me not to fill in the move-out date. She also requested I send two payments of $1,300 (first month's rent and last) via Venmo to the "landlord," a woman in another state (Arizona) named Jackline Kiage (text/phone# (480) 743-7562). I had to scramble to enroll in an online-payment account, finally settling on Venmo. I actually had some trouble sending the money, as they said they were protecting me. But I assumed the issue was on my end so I continued to Zelle (also declined) and finally Cash App which allowed me to send her the cash. I made my two $1,300 payments (and was e-mailed receipts) and thought I'd be ready to go, but just before my move-in date on June 29th there arrived an ALL CAPS e-mail supposedly from the apartment complex stating that I was required to send an additional $1,525 for "Cleaning and Locks." Of course this seemed absurd but since I was in so deep I reluctantly sent it in. It was foolish. My move-in date was moved to a week later (July 5th) and before that date arrived I received another poorly-worded and grammatically incorrect ALL CAPS message from the apartment people stating that I needed to pay three months' rent in advance with a 10% discount. At this point I realized I was clearly being scammed (I had been in denial earlier) and confronted Judy Goff, demanding my money back. She said she would refund it but obviously hasn't. We've actually continued to communicate as I've told her about filing various reports with the authorities but Judy Goff (or whoever this person is) has just coasted by without a concern. I'm still in touch with this person, but it's obviously fruitless, I'd love to see Judy Goff or Jackline Kiage face some consequences for their shameless and amateurish (if successful with me) scamming.

Her email response to me after inquiring about the apartment listing:

This is Judy Goff and I'm the personal manager of this property. Thank you for the interest, it is indeed available for rent. This is newly renovated and a fully furnished unit that comes with all modern amenities (Washer/Dryer, High Speed Internet, Assigned Parking. etc), you can also rent the apartment unfurnished but the rent price remains the same and the lease length is flexible(short/long Term): @ # *** Lynn Fells Pkwy Melrose, MA 02176. This is the kind of place everyone would love to call home and would also jump at the chance to rent it before anyone else.

All utilities are included in the rent

Monthly rent: $1,300

Refundable Security Deposit: $1,300

I contacted a listing on Craigslist about an apartment in Sagamore, MA. for a friend. We were emailing back and forth. Person claims their name is Judy Goff. She/he did not give an address or phone number. Just wanted contact through email. They have my email address and my friends phone number. It was a deal to good to be true. I check BBB, and there I found this person, Judy Goff.

You can come to view the unit in person or send a representative when it's fully available and I will notify you at that time.

but if the timing works and you do not want to miss out on this property then you can have the property reserved for you until you view/move in with the payment of both the first month's rent and the refundable security deposit required to take the property off the market. This fee is used to hold the property for you until you move in. Once your reservation fee and signed reservation lease form are received the property will be removed from the rental market and secured in your name. You will also be filling out the lease contract form. note the property will be secured and must be available for you before your arrival and your rent will start counting from your move-in date as instructed by the management.

Note: In the event, you decide to not move into the property, for any reason, this fee is also refundable as stated in the lease agreement form which will be sent to you to sign. Also, an attorney will be made available during your walk-through to confirm your full refund and to avoid any complications or anything that will bridge the agreement signed in the lease agreement form or you can come with your legal advice if you want.

The scammer Judy Goff posted an ad for an apartment on Craigslist. After some brief followup questions (Name, Credit Score, etc), they claimed 'my application is approved', and then went on to say that if I wanted to 'hold' the apartment, I would need to pay a deposit plus the first month of rent - BEFORE a lease was signed or a walkthrough done. I did not pursue or contact them after this point, because given the verbage of the email (misspellings, bad grammar, etc), it felt pretty clearly a scam. The email I've copied below:

Your application is approved, and I'm satisfied with your provided details, please respect that the unit is for rent and is not available for immediate viewing until July 26th as the unit is currently occupied by a Realtor Agent and his 6 years old daughters and with a painful exit, (his wife recently passed away during Childbirth) and will be moving out on 24th of July, requested for complete privacy which I granted as will also be granted to you when you become the new tenant if you need any privacy also. You can come to view the unit in person or send a representative when it's fully available and I will notify you at that time.
