I received a letter about purchasing my property in Southern California for cash from this group doing business as Cash in my dirt also known as C & C Builders from Castle Rock, CO telling me how great the company and the owner, Logan Chatigny are and how smooth the transaction will be. Once you contact them you will be strung along by a company rep, probably not the owner who will be all giggles and grins and willing to accommodate you anyway possible while getting all your information. Don't fall for it. Once he has received this he says he will get back with you as soon as he has discussed everything with the managing partners. Notice how this is like buying a car a car with the slick salesman approach. Whatever you feel your property is worth you will be LOWBALLED like you cannot believe. I was offered roughly 27% of the County Tax appraiser's value, not even the market value. Then when trying to negotiate with them I was further put off and the conversations on their part met with less and less interest until they finally just stopped e-mailing or telephoning altogether and just ignored me completely. They knew I was a senior, a former military veteran and a retired Police Chief, but none of this mattered. So, the bottom line here is, unless you are REALLY hurting for money DO NOT WASTE YOUR TIME WITH THIS COMPANY OR FALL FOR THEIR SCHEME OR WHAT AMOUNTS TO A SCAM TO GET YOUR PROPERTY FOR THE LOWEST PRICE POSSIBLE WHETHER YOU CAN AFFORD IT OR NOT.

C&C Builders sends us unsolicited offers for our farm land, the first of which was $110,000 on property valued at $200,000. Later, another offer of $90,000 for the same property, even though the value of the surrounding real estate (farm land, with and without dwellings) had actually increased.

Additionally, they send a form (Purchase Agreement), that appears illegal, as it is a one page, zero legal language, and a bare minimum of the property description. Moreover, no delineation of responsibilities, nor any suggestion that it would behoove us to consult a lawyer or other expert before going forward. The "Purchase Agreement" had everything filled in for you, sans your signature, making it an effortless, informal and quick endeavor to relinquish your property to them at their thoroughly, downright, and astonishingly low-ball offer.

Don't even bother with these cheapskates.

This is the 2nd company in the last few months that has sent an offer way below valuation.
C&C offer is less than 5X below fair market value.
IMO, they're trying to get elderly owners to sell. Owners that held for decades may not be aware of the valuation increase so are targets of these companies.
Landowners, please avoid these companies & talk to a realtor.

Sent us an unsolicited offer of $29,000 on property valued at $387,000. These people are trying to scam elderly property owners out of their land.

This person has been sending letters to my Mom about buying her property. He makes a very lowball offer. He was advised to stop and continued to send letters.
