Not Apartment related but just listed a home on VRBO. Received an inquiry from a Darryl Martin within 2 days of the listing going live. Have other properties on AIRBNB so I'm not a rookie on STR's. 1st giveaway was his profile was new with only a phone number verification and no reviews. Also wanted me to call him to discuss fees-another red flag. With STR's EVERYTHING needs to be communicated through the hosting site. Messaged him that I do not rent to anyone who is new, doesn't have reviews, and hasn't gone through complete verification. He messaged me again the next day persistent that I call him. Then IO knew he was going to scam me. I them marked as spasm and blocked him. People beware!

This apartment is in a peaceful neighborhood, very good for commuting and close to malls and stores/restaurants etc. Utilities covered are heater, water, washer/dryer in unit, electricity, gas, hydro, telephone, high quality towels, linens and dishes, TV, refrigerator, microwave, heater, WiFi, DVD player, and garbage disposal. I.e all utilities included. The first month rent $1,200 and refundable security deposit $1,200.

Unfortunately, I'm presenting an apartment to a family who flew from New York, and will be here to give them the keys, show them inside and also help them settle down as its stated in our agreement. I won’t be available to do a showing/viewing but I have attached you a complete video tour of the apartment so you can have a complete sense and view of the apartment. Just to let you know, you have the correct address and information of the unit and you can go ahead to check out the neighborhood at your own conveniences.

After the agreement and payment is taken care of, i will take this apartment off market for you, reserve the apartment for you, come down to give you the keys, show you around if not familiar with the neighborhood and help you settle down if needed on your preferred date. I can also fix a date I will fly down to show you the Apartment before you move in once the paperwork's and payment is done (if needed).
The home is exactly has seen in the picture. You can go ahead and view the neighborhood of the house and surroundings/area at your own convenient time. I can also give you a guarantee in writing that the unit is "as is" as seen on the website as per the listed features, amenities, furniture and finishing, If otherwise your money will be refunded back to you immediately.

There is a storage room available separately with no extra/additional charges and attached garage parking available for two cars. Just to assure you that you are in safe hands and dealing with a legitimate private company, I have attached a copy of my driver’s license, certificate for real estate agent and licensed property certificate.

Just was doing same thing. 100% a scam... I did a reverse image search using some photos he had on site. As you can see he has a couple scam sites set up exactly the same under different aliases. 100% SCAM STAY AWAY. See attached screenshots below

So I was looking for a rental in Orlando, FL. I come across this rental on Craigslist for $900. I actually noticed it because I had seen those rental pictures of an apartment in my online search the previous day two. So I send them the email and he replies back telling me about the rental, monthly price, deposit for the rental, etc. He says his name is Darrel Martin and has a real estate company called Darrell Martin Deluxe Properties. He talks about how he's currently in New York helping another family move into one of his rentals and that he can fly down and meet me to give me the keys and show me the property if need be. I check out the website and looks legit enough.

He also in the email suggests that I can pay upfront for the first 3 months and I get something like 1 month free (didn't make sense to me). He also lists all his identification info and accreditation as a real estate broker, includes an image of his entire driver's license. He says payment will be either cash deposit/wire transfer - this is what started to get me suspicious of it all. I get in contact with the actual apartment complex and they tell me they have no idea who this company is and that they don't do any type of business with them. After all of this I go online and read about real estate/rental frauds and scams and realize that this is exactly what is going on with this guy and company.
