I am a victim of what you call, "bait and switch ". I came across this property via Realtor.com, advertising apartments for rent from $1,552-$1704/month on 9/16/2022. The next day, I applied on the property website for a 4 bedroom 2 bath, unit #1007, Classic, with the rent capped at $1703.00. The terms of the application states that I would be paying $1703.00 from 11/21/2022 to 11/20/2023 for the specified unit. Upon approval on 10/03/2022, I paid my deposit of $999.00 to reserve unit #1007 on 10/04/2022 at 7:49 a.m through 'Pay Lease Community Payments' at a local Walmart. Most communications were done by email or phone and they were few and far between. Jessica Collazo, the Leasing Consultant on that property was the only person I ever verbally spoke with. I started to feel uneasy on 11/11/2022 after receiving a phone call from Kevin (Cox Cable Rep for the Property)to set up services, where I was informed that my unit had been changed to #903. Shortly after my exchange with him I reached out to Jessica. This is where she was not only rude to me but she also lied and stated that she told my co-applicant about this change. I ended the call and informed my co-applicant who never spoke with her about this change. By this time, my co-applicant had been paying renters' insurance for about a month on unit #1007, which unknowingly we were no longer attached to. My co-applicant called Jessica and she told my co-applicant that our new unit reflected the same layout as unit 1007 and nothing would change, including the price of rent. Jessica also said she would give us a washer/dryer in the new unit with stainless steel appliances (at no additional cost) and that we wouldn't have to pay anything until January 2023, so we had nothing to worry about. My co-applicant requested these "free of charge" changes be put in writing and Jessica ignored the request. This has happened quite a few times throughout the process. The free upgrades were reiterated to me on 11/14/2022, when Jessica called to make sure that we were still moving in on 11/21/2022 and to inform me that my lease, which we had been waiting on for over a month had been sent out and should be received shortly for signing. I never received the lease. I would also like to add that every time something went wrong on the back end we always requested those changes in writing. On 11/20/2022, the day before I was expected to pick up keys, Jessica reached out through text message. I would like to note that the property is closed on Sundays. I was asked once more if we were still moving in on the agreed upon date and this is where I inquired about the lease I never received. Finally, I was addressed by the property manager (Sunnii) as she took over the conversation via text. I was then informed that it was her decision to not send my lease yet as she wanted to make sure the unit was prepared or that she would move us again to a similar unit. After explaining to her that Jessica has been giving us the run around every single time we spoke and how I didn't understand the constant changes, "what's going on"? Sunnii (The Property Manager), was extremely rude during the exchange. I explained to her that what she was telling me is different from everything Jessica had told both myself and my co-applicant. At this point, I requested the next conversation be done over the phone as I could no longer take the confusion. During a three way call, Jessica switched her story once again. This time she told us that we had prorated fees to pay and that the second unit #903 wasn't up to standards, so we were being moved to a third unit # 702. Again, she said it was the same exact floorplan with the included amenities she added for us, free of charge, and our rent was still the same. We requested this information in writing and she sent it in an email at 6:17 later that evening. The paperwork did NOT reflect what was told to us. My rent was now $1738.00 and the prorated charges expected at move in was $2,381.33. I sent her an email letting her know that this was wrong and needed to be fixed. This action was never performed. On 11/21/2022, my lease was sent to me at 7:13a. Jessica had never fixed the rent and when I tried to read the terms of the lease and determine pricing, I wasn't allowed to go from one page to the next without signing. This was unacceptable. After work, my co-applicant and I had a three-way call with Jessica. She wanted to go over the lease and I explained to her that I wasn't doing that until we talked about the monthly rent and amount. This is where she told us that the rent was now $1751 and we are set to move into unit #903 as her boss made staff rush to have the unit ready for move in day. I was told that because we have all of these amenities and a different unit, pricing was changed to reflect that. This is NOT what we discussed throughout the last two weeks of exchanges. This is NOT reflected on my application. She became defensive at which point I told her I wanted my deposit back. She then referred to me as “sweetie” and told me my deposit was non-refundable. Told me I was "tripping" and hung the phone up on me. I was too upset to engage any longer, so my co-applicant called Sunnii (the property manager), who mentioned that she's the one who canceled our lease. We were scheduled to move into a unit that we didn't ask for and could not afford, as the unit with upgrades would be out of my budget. After requesting my deposit back in writing, Sunnii, responded rudely and began a short series of unprofessional emails. The unit I paid to reserve (1007) is still occupied and Jessica told me earlier in the month that she switched our unit because the current occupants wouldn't be moving out until sometime in December. This property is in breach of contract. Margarita Sunnii Wanliss (Property Manager of The Morgan at Ocala) and Jessica Collazo (Leasing Consultant) have been almost intolerable and rude every time they were caught in a lie. I have ceased all communication with the property and will be retaining legal counsel. The way these individuals conduct business at this property is extremely unprofessional and they have no business being seated in these positions as their customer service is egregious. I cannot fathom how many people have fallen victim to this. Please look in to this property as I am certain this is not the first time they have treated people/tenants this way.
